Job Title: Building OperatorJob DescriptionThe Building Operator operates, maintains, and repairs a wide range of building systems, including HVAC, plumbing, electrical, fire life safety, and building automation systems. This role ensures reliable facility operations by performing preventive maintenance, responding to equipment issues and emergencies, and coordinating corrective work with internal teams and external contractors. The Building Operator maintains accurate documentation, supports critical systems such as generators and fire protection, and contributes to continuous improvement of building operations while upholding strict safety and regulatory standards.
Responsibilities- Operate, monitor, and maintain HVAC, plumbing, electrical, fire life safety, and building automation (BMS) systems to ensure reliable and efficient building performance.
- Perform preventive maintenance, inspections, testing, and troubleshooting on building equipment and systems, including boilers, chillers, cooling towers, pumps, motors, generators, and electrical distribution systems.
- Respond promptly to service requests, equipment breakdowns, alarms, and emergency situations, including after-hours callouts, and implement appropriate corrective actions.
- Monitor building performance indicators and coordinate corrective maintenance to minimize downtime and maintain optimal facility operations.
- Maintain accurate and up-to-date work orders, maintenance records, inspection reports, and compliance documentation using computerized maintenance management systems (CMMS).
- Support generator testing, fire system maintenance, and other critical building systems to ensure readiness and compliance with applicable codes and standards.
- Coordinate and oversee the work of contractors, vendors, and service providers, ensuring that maintenance activities are completed safely, efficiently, and to required standards.
- Collaborate with tenants and other stakeholders to schedule and complete maintenance activities with minimal disruption to building operations.
- Ensure all work is performed safely and in compliance with applicable codes, regulations, safety procedures, and company standards, including lockout/tagout and work protection requirements.
- Provide technical support, guidance, and mentorship to building operations staff and contribute to training as required.
- Assist with facility maintenance planning, including identifying improvement opportunities and contributing to continuous improvement initiatives in building operations.
- Conduct regular building rounds, inspections, and condition assessments, documenting findings and initiating corrective actions where necessary.
- Operate aerial work platforms and other site equipment, such as forklifts, boom lifts, scissor lifts, and telehandlers, in a safe and controlled manner.
- Work independently to prioritize tasks, manage workload, and ensure timely completion of maintenance and repair activities.
- Participate in incident and accident investigations as required and support the implementation of corrective and preventive measures.
Essential Skills- High school diploma or GED.
- Minimum 5 years of experience as a Building Operator or in facilities maintenance, construction, or a related field.
- Strong mechanical aptitude with experience in mechanical repair, mechanical maintenance, and building maintenance.
- Hands-on experience operating and maintaining commercial building systems, including HVAC, boilers, chillers, cooling towers, pumps, motors, building automation systems (BMS), electrical distribution systems, generators, and life safety systems.
- Proficiency in troubleshooting building systems and equipment issues, including mechanical, electrical, and HVAC components.
- Experience with preventive maintenance programs and practices in a facilities maintenance or building operations environment.
- Proficiency with computerized maintenance management systems (CMMS) and building automation systems (BMS).
- Proficiency with Microsoft Office applications for documentation, reporting, and communication.
- Strong knowledge of safety regulations, safety procedures, lockout/tagout practices, work protection codes, and incident or accident investigation processes.
- Valid driver's license and ability to obtain required security clearances.
- Certified and experienced in the safe operation of aerial work platforms and other site equipment, including forklifts, boom lifts, scissor lifts, and telehandlers.
- Excellent verbal and written communication skills with a strong customer service focus.
- Ability to work independently, prioritize tasks, and respond effectively to emergencies and after-hours callouts.
- Comfort working at heights, in confined spaces, and in varying indoor and outdoor weather conditions.
- Physical ability to perform extensive building rounds, climb stairs and ladders, and walk throughout large facilities for extended periods.
- Ability to work days, evenings, weekends, and participate in on-call rotations as required.
Additional Skills & Qualifications- BC trade qualification in a mechanical or other building trade, with electrical or plumbing preferred.
- 4th Class Power Engineering Ticket preferred.
- Journeyman certification considered an asset.
- Strong knowledge of building systems, including mechanical, electrical, HVAC, generators, and critical power systems.
- Experience managing building operations and coordinating contractors, vendors, tenants, and other stakeholders.
- Proficiency with Microsoft Office and CMMS for planning, scheduling, and documenting maintenance activities.
- Strong troubleshooting skills with the ability to diagnose complex building system issues.
- Demonstrated customer service orientation and ability to communicate effectively with non-technical stakeholders.
- Experience participating in or supporting safety investigations and implementing corrective actions.

The position requires extensive walking, climbing stairs and ladders, and conducting regular building rounds across large facilities. You will use a range of tools and equipment, including HVAC and mechanical systems, electrical distribution equipment, building automation systems (BMS), CMMS software, aerial work platforms, forklifts, boom lifts, scissor lifts, and telehandlers. The role involves shift flexibility, including days, evenings, weekends, and participation in on-call rotations to support 24/7 facility operations. The Building Operations Lead Hand function within this environment may direct work and train a team of building operators and others as required, fostering a collaborative, safety-focused culture.
