JOB DESCRIPTION SUMMARY

The Property Manager manages the day-to-day operations of an assigned property including managing the team members daily activities and resources of the property to achieve established budgeted financial and operational goals and ensures that the operation of the property complies with Company policies and procedures.

KEY RESPONSIBILITIES:

• Provides input into the development of budget(s) for the property by analyzing and evaluatingfinancial statements reviewing current and projected marketing information and accessingoperational reports that establish historic and predict performance patterns.

• Meets targeted revenues by setting rent rates ensuring rent and fees are collected and posted in atimely manner making financial bank deposits and preparing and reviewing monthly financial statusreports.

• Approves invoices from vendors contractors and service providers for payment by reconciling workperformed or products purchased ensuring validity of certificates of insurance coding charges toappropriate Chart of Account codes and managing communication between the vendor/contractoraccounting and the client/owner as needed.

• Controls expenditures by staying within the constraints of the approved budget and manages thebalance and maintenance of the petty cash fund.

• Oversees the lease enforcement process by approving prospective resident applications discountsand renewal leases conducts periodic apartment inspections follows proper notice requirementsevicts residents and imposes and collects late fees and other charges as allowable and stated in theterms of the lease.

• Gathers analyzes and interprets current market and economic trends that may impact the propertyand implements short- and long-range marketing and leasing strategies to achieve the propertysoccupancy and revenue goals.

• Promotes resident satisfaction and retention by responding to complaints questions and requests ina timely manner and taking appropriate action to resolve and address service issues. Ensures thepropertys maintenance team members comply with the Companys standards with respect toresponding and completing resident service requests.

• Conducts regular property inspections and takes appropriate actions to ensure that the physicalaspects of the property grounds buildings and amenities meet established standards for safetycleanliness and general appearance and appeal.

• Supervises property staff by interviewing hiring orienting and training employees and managestheir performance in accordance with Company policies values and business practices.

• Assists in managing the client/owner relationship by meeting with the owners conducting propertytours providing updates and information about the propertys performance and responding toowner requests as needed.

• Completes various accounting financial administrative and other reports and performs other dutiesas assigned or as necessary.

BASIC KNOWLEDGE & QUALIFICATIONS:

• Bachelors degree from an accredited college or university preferred in Business Management RealEstate or related field.

• 4-6 years minimum of relevant experience that demonstrates the application of propertymanagement sales marketing and customer service background sufficient to manage the day-to- day operation of an apartment community resolve customer complaints and issues completefinancial records documents and reports increase sales revenues and coordinate the work of ateam

• Ability to manage multiple priorities in a fast-paced environment.

• Excellent communication conflict resolution and customer service skills.

• Detail-oriented and self-motivated with the ability to work independently as a leader and as acollaborative member of a team.

SPECIALIZED SKILLS:

• Incumbents must have all licenses and/or certifications as required by Provinces and local territories.

• Incumbents must obtain a Real Estate License and remain in good standing.

• Incumbents must have valid drivers license to drive a golf cart on property and must ensure all otheron-site staff that has access to drive the golf cart also has a valid drivers license.

• Proficiency in Internet word processing spreadsheet and database management programs in orderto complete required reports and employment documents.

• Strong proficiency in using property management software (preferably Entrata Yardi and/orOneSite).

• Management and supervisory skills sufficient to hire lead direct evaluate and manage subordinateand team members including maintenance specialists.

TRAVEL / PHYSICAL DEMANDS:

• Team members work in an office environment but also may have frequent exposure to outsideelements where temperature weather odors and/or landscape may be unpleasant and/orhazardous. Incumbents must be able to physically access all exterior and interior parts of theproperty and amenities.

• Incumbents must be able to physically access all exterior and interior parts of the community andamenities.

• Incumbents must be able to push pull lift carry or maneuver weights of up to nine (9) kilogramsindependently and twenty-two (22) kilograms with assistance.

• Rare or occasional travel may be required to attend business meetings training classes or othersituations necessary for the accomplishment of some or all of the daily responsibilities of thisposition.

The salary range for this position is $65000-$75000 CAD.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements prior experience current skills and geographical location.

• Corporate Positions: In addition to the base salary this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
• Onsite Property Positions: In addition to the base salary this role may be eligible to participate in weekly monthly and/or quarterly bonus programs.
