Job description

Position Summary: Maintenance is vital for establishing the community's reputation for quality as well as for promoting the safety, health, comfort, and sense of well-being for residents, visitors, and staff. The Maintenance Technician works alongside the Maintenance Manager and is equally responsible in assuring that the proper maintenance if performed at his/her facility. Including building exterior and interior, common areas, suites and grounds while tracking and completing preventative maintenance items per schedule. Qualifications: Must have high school diploma or equivalent. Must have minimum of two years' verifiable direct maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. Must have experience in the safe handling and use of tools normally used in construction, maintenance, and landscaping. These tools include circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaning machine, paint sprayer, power drain cleaner, chain saw, and key machine. Demonstrate ability to communicate effectively in English, both verbally and in writing. Maintain any certifications as required by state or provincial regulations. Essential Duties & Responsibilities: Maintain resident, employee, and community information in strict confidence (with community management or other employees as necessary). Assure maintenance and annual service of community exterior and interior and community assets. Perform community maintenance tasks such as electrical, plumbing, HVAC, landscape, carpentry, painting, flooring, and general asset repairs, services and inspections. Inspect community daily to promptly address maintenance concerns. Perform all duties associated with preventative maintenance program. Perform maintenance tasks for residents (e.g., moving furniture, hanging pictures, etc.) as assigned. Assist housekeeping personnel in deep cleaning of common areas according to schedule. Assure equipment is stored properly and safely, inspect for inadequacies. Notify management of any damage, deficits, or disturbances in equipment. Check stocking levels of all consumables and replace and restock as necessary. Perform duties associated with community emergency and disaster response systems and procedures. Other Job Duties & Responsibilities: Adhere to all community policies and procedures. Adhere to dress/appearance code. (Changes in attire may be permitted for special circumstances as directed by your supervisor). Perform all assigned work for the agreed-upon wage, accepting no additional payment or gifts from residents, vendors, or others. Promote resident advocacy and demonstrate excellent customer service skills. Serve as a role model for other employees by displaying a responsible, cooperative, respectful, and positive attitude. Represent the community in the community at large in a professional, courteous, and friendly manner. Demonstrate ability to perform duties under time constraints and deadlines. Attend education and training classes as required by state or provincial regulations. Perform other duties as assigned.
