The Opportunity:

The Building Operator, Level 2 will be providing operational and technical support as a member of a building operations team in Calgary. The Building may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective of the Building Operator, Level 2 is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

What You Will Do:

• Perform testing, inspect buildings, and maintain documentation on building condition, drawings, etc.
• Work with contractors to complete repairs, obtain pricing and manage maintenance service agreements on site.
• Be a liaison with contractors for construction projects.
• Participate in the on-call rotation which may include all buildings in the portfolio.
• Work collaboratively with other members of the operations team.
• Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
• General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing.
• Assist with environmental assessments, indoor air quality audits and other reporting studies / investigations.
• Participate in corporate occupational health and safety program.
• Assist with waste, recycling, and hazardous materials issues.
• Monitor computerized control systems.
• Respond to tenant service requests and provide excellent customer service when interacting with all tenants and the general public
• Assist with insurance and risk management inspections, remedial actions, and reporting
• Remain current and up to date with new industry practices, legislative changes, and new technologies.
• Other assigned duties.

Who You Are:

• Technical Qualifications - The Building Operator, Level 2 shall have the following technical qualifications or industry equivalency: Minimum of 3 years direct work experience in junior or intermediate position in commercial building operations. Intermediate level skills in Microsoft Office.

• Time Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after-hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.
• Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion, sound administrative and organizational skills.
• Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
• Vehicle – Valid drivers license and access to a reliable vehicle required
• Police Clearance – A criminal verification check is required for employment.
