Responsibilities
• Project Management and General Coordination: Take complete and autonomous charge of assigned projects from planning through to final delivery, acting as the primary point of contact between the jobsite, professionals, subcontractors, and internal teams.

• Tenders and Procurement: Plan the strategic sequence of calls for tenders, thoroughly analyze received bids, and negotiate contracts and change orders to optimize costs and timelines.

• Budgetary Tracking and Scheduling: Develop and update the master construction schedule utilizing MS Project, ensure strict adherence to the construction budget, and proactively identify overrun or delay risks to implement corrective measures.

• Site Supervision and Quality Control: Conduct regular field visits to validate work compliance with plans and specifications, support superintendents in resolving operational challenges, and enforce absolute compliance with health and safety standards.

• Municipal Relations and Permitting: Coordinate the preparation and tracking of permit applications with relevant authorities, schedule required inspections, and manage the steps necessary to secure partial occupancy permits.

• Project Closeout and Administration: Drive the contract closeout process, oversee deficiency resolution, collaborate with the accounting department for the release of holdbacks, and compile comprehensive project documentation for final handover.

Qualifications
• Strong, proven capability in strategic planning, methodological organization, and priority management within an industrial management context.

• Excellent professional judgment and a demonstrated ability to make swift, structured, and informed decisions under pressure.

• High-level negotiation skills and a highly developed commercial acumen to maximize project profitability and cost optimization.

• Extreme administrative and mathematical rigor in budget tracking, construction cost analysis, and contract management.

• Mobilizing, unifying, and inspiring leadership style with site crews, superintendents, and external project partners.

• Sharp analytical mind, high professional autonomy, and a natural, constant orientation toward finding innovative solutions.

• Advanced, professional mastery of MS Project scheduling software or an equivalent industry planning tool.

• Solid understanding of building codes, CNESST safety standards, and municipal regulatory frameworks applicable in Quebec.

• Exceptional communication skills and the ability to manage long-term professional relationships with diverse stakeholders.

• Completed University Bachelor's degree in Construction Engineering, Civil Engineering, Architecture, or a relevant equivalent field.

• A strict minimum of 6 years of relevant professional experience in large-scale real estate or commercial construction project management.

• Solid, concrete experience in the successful delivery and comprehensive management of major residential, commercial, or mixed-use projects.

• Demonstrated experience with "design-build" delivery methods, design management, or complex multidisciplinary coordination (a major asset).

• In-depth knowledge of building codes, safety standards, and municipal requirements currently in force throughout Quebec.

• Complete flexibility and readiness to conduct frequent, regular travel directly to various active construction sites.

• Valid driver's license and access to a reliable vehicle to ensure the essential field presence required by your management functions.
