We are seeking a Construction Manager to oversee multi-residential renovation and capital improvement projects across Ottawa and Quebec.
This role offers the opportunity to manage projects from acquisition and planning through construction and completion while working closely with internal stakeholders, consultants, contractors, and municipal authorities. Position Summary The Construction Manager will be responsible for managing a portfolio of capital projects, including apartment renovations, common area upgrades, building envelope improvements, mechanical system upgrades, and structural improvements. This individual will oversee all phases of project delivery, including planning, budgeting, design coordination, tendering, construction management, and project closeout. The successful candidate will be a proactive and organized professional with strong technical building knowledge and the ability to manage multiple projects simultaneously. Key Responsibilities Project Planning & Delivery Manage multiple improvement and renovation projects across a residential portfolio. Lead projects from initial concept and feasibility through construction completion. Develop project scopes, schedules, budgets, and execution plans. Coordinate consultants, engineers, architects, and contractors throughout the project lifecycle. Monitor project progress to ensure adherence to budget, schedule, quality, and safety requirements. Construction & Technical Oversight Conduct site visits to monitor construction activities and project quality. Identify and resolve technical, operational, and construction-related issues. Review completed work and ensure deficiencies are addressed in a timely manner. Ensure compliance with applicable building standards and project requirements. Procurement & Contractor Management Prepare and manage tender processes and contractor selection. Evaluate bids and negotiate contracts with vendors and contractors. Manage contractor performance and ensure project deliverables are achieved. Stakeholder & Financial Management Manage project budgets, forecasts, invoices, and payment approvals. Provide regular updates to leadership on project schedules, budgets, risks, and progress. Coordinate with property management teams, consultants, contractors, and municipal authorities. Support permitting and approval processes with local municipalities. Qualifications Required 5+ years of construction project management experience. Degree in Engineering, Architecture, Architectural Technology, Construction Management, Building Sciences, or related discipline. Experience managing renovation, retrofit of apartment and capital improvement projects. Strong understanding of building systems, construction practices, and project delivery. Ability to read and interpret construction drawings, specifications, and technical documentation. Experience managing budgets, schedules, contractors, and multiple stakeholders. Excellent organizational and time-management skills. Valid driver's license and ability to travel to project sites as required. Preferred Experience within multi-residential, commercial, or real estate environments. Experience working with municipalities, permitting processes, and regulatory authorities. ASP Construction Safety certification or equivalent. Proficiency in Office Suite, MS project Bilingualism (English and French) is considered a strong asset, particularly for projects in Quebec.
