Job description

Job Summary


Under the general supervision of the Manager, Custodial and Waste Services, this position provides maintenance, custodial and office moving services within the campus buildings and campus grounds. This role also works closely with event organizers regarding set-ups and event support.

Organizational Status
This position reports directly to the Facilities Services Coordinator and is under the general supervision of the Manager, Custodial and Waste Services. This position also works closely with Facilities Management office staff, other Facilities Management workers, and the campus community including, students, staff, faculty, members of the public and contracted services.

Work Performed
Provides maintenance services:

-Completes minor repairs and renovations to buildings, furniture and equipment.

-Performs interior and exterior lighting maintenance duties.

-Minor painting of the exterior of buildings, including exit doors, bollards, handrails, and benches.

-Supports Facilities Planning by installing building interior way-finding signage for rooms, spaces and buildings. According to prescriptive institutional guidelines.

-Installs and removes interior and exterior window frosting, and temporary signage.

-Performs the installation, replacement and storage / recording of many different types of ceiling tiles.

-Performs the installation, replacement, and storage / recording of campus flooring products such as carpet tiles.

-Removes snow from steps and walkways, including sidewalks, and applies sand and de-icing products to enhance the safety of campus. This is performed in extreme cold and slippery conditions.

-Completes Spring clean-up of sand and de-icing material from campus

-Ensures fire and occupational health and safety practices are followed.

- Responds to building emergencies such as floods to mitigate damage to building fabric and equipment

-Pressure washes building exteriors and campus grounds.

-Performs exterior window cleaning – including high level windows using scissor and boom lifts – up to 65ft observing working at height safety measures.

-Installs and removes wall fixtures including, whiteboards, pin boards, graduate class pictures, and works of art.

-Conducts regular inspection of campus grounds including trail system and woodland areas for fire hazards and misuse. Reports and removes unsafe structures and waste when necessary. Reports major maintenance requirements to the Manager.

Provides custodial service:

-Supports contract custodial services through the repair of washroom fixtures and dispensers and performing building inspections.

-Assist in dispatching custodians for on-demand work, coordinating for large events, pre and post-event cleaning during operational and non-operational hours of the facilities.

- Maintains campus grounds and parking lots through the removal of garbage and recycling, picking up litter and addressing wildlife issues as required. (Wasp and Bee nest mitigation and vermin control)

-Supports the campus sustainability initiatives through the daily pick-up of waste throughout campus including compost, e-waste, recycling, Styrofoam and wood.

-Removes graffiti from interior and exterior of buildings and coordinates with security to identify areas of concern

-Installs and maintains exterior building signage, posters and promotional material including removal of expired and unapproved signage from the interior and exterior of buildings in accordance with University Policy and standards.

-Performs pick-up and delivery duties in connection with custodial functions.

Performs office, laboratory, and equipment moves and set-up for campus events:

-Completes on-demand and special event requests from diverse clients such as students, staff, faculty and external community partners. Events can include, but are not limited to, annual ceremonies, convocation, visiting dignitaries, outdoor performances, political conferences and student exams.

-Assembles, installs, relocates and rearranges furniture and equipment as required. Provides input on how furniture might fit best in a space and any impact on power availability, network availability and safety of movement throughout the space.

Moves large, heavy or bulky items around campus:

-Moves sensitive research equipment, dumpsters and other freight using skid steer, tool cat or other mobile mechanical lifting equipment.

-Uses golf carts to move themselves and tools/equipment around campus in a safe, efficient manner considering the safety of campus members at all times

:

-Disconnects and re-connects IT equipment during basic office moves to reduce the man-hours required by their department.

-Follows written instructions and images on how to do this correctly.

Uses computer, radio and cell phone:

- Keeps in contact with department administration and colleagues.

- Provides updates on work that affects others.

-Uses Archibus (workorder system), Harvest (time recording system) and Outlook (email system) to provide timely feedback on status of work, time taken to achieve, and to check understanding of requests.

-Uses a department credit card to purchase supplies for the department and reconciles spending using UBC systems and procedures.

Pest control duties:

-Removes insects nests (wasps, ect), rodent location and clean up and arranging of animal carcasses to be removed from campus.

Maintains a positive image of campus:

- Assists visitors with finding locations, and answers any questions they might have, maintains their UBC uniform in good order with logo / branding clearly visible and affecting a pleasant disposition whilst moving around campus to ensure they appear approachable to students, staff, faculty and visitors.

Consequence of Error/Judgement
Must exercise judgement based upon a thorough knowledge of procedures, guidelines and regulations. Ability to recognize and report hazards and apply safe work methods, such as lock-out procedures, fall protection and confined space entry. Conducting work in a manner that accommodates campus requirements but recognises urgency. Consequence of errors in judgment can result in safety hazards to the campus community. Work load backlog can delay critical business functions and impact the University’s reputation. Lack of prioritization can lead to delayed event start times or a space in an unacceptable condition upon arrival. This role is responsible for hanging UBC-owned and third-party Art pieces. These items can range from valuable to irreplaceable and priceless. A sensible approach and experience of mounting options are key to reducing the possibility of damage to these items.

Supervision Received
This position works mostly autonomously – but responds within a fixed time limit to urgent, on-demand requests. Work orders are allocated by, and coordination is performed by the Facilities Services Coordinator. Management of the team overall falls to the Manager, Custodial and Waste Services. Due to the level of autonomy a significant amount of experience is expected.

Supervision Given
This position does not supervise staff – although experienced staff may be required to train new hires.

Minimum Qualifications
- Willingness to respect diverse perspectives, including perspectives in conflict with one’s own

- Demonstrates a commitment to enhancing one’s own awareness, knowledge, and skills related to equity, diversity, and inclusion.

-Completion of Grade 12 or equivalent.

-Over three years of experience required – preferably in a trades environment.

-Class 5 Driver’s License required.

- Additional academic, technical, or vocational training is considered an asset.

-Previous work in a unionized educational institution is preferred.

- Rope access experience is an asset – as is knowledge of driving equipment such as bobcat’s, tractors and UTV’s.

-Ability to operate hand and power tools and the capacity to learn to drive material handling equipment such as skid steers, bobcats etc.

-Ability to perform strenuous physical work daily.

-Ability to assume uncomfortable, awkward working positions.

- Ability to lift and carry up to 50lbs regularly.

-Must be able to work in areas that have higher levels of noise using proper hearing protection.

-Ability to withstand working in the seasonal extreme conditions frequently (working outdoors in extreme cold such as snow and ice in the winter as well as extreme heat in the height of summer).

- Ability to work in confined areas and sustain long periods of bending over.

-Ability to work safely at heights.
