Job description

SiteTalent is partnering with a well-established General Contractor based in Vancouver, BC, to find an experienced Project Manager ready to lead complex, multi-disciplinary construction projects. This is an opportunity to join a high-performing team where your technical expertise and leadership will directly shape project outcomes across commercial and residential builds.

Reporting to the VP of Construction and/or Project Director, you will take full ownership of project delivery - driving safety, quality, schedule, and budget performance from initiation through closeout.

Responsibilities:

  • Champion a culture of health, safety, and environmental responsibility across all project sites, ensuring compliance with company HSE standards and applicable OH&S legislation for all staff and subtrades.
  • Own the full project lifecycle - from planning and initiation through execution, monitoring, and closeout - ensuring all phases are delivered on time, on budget, and to the highest quality standards.
  • Lead contract preparation and negotiation, including CCDC agreements, in close collaboration with senior leadership.
  • Build and maintain strong relationships with clients, consultants, subtrades, and other external stakeholders, managing expectations proactively and professionally.
  • Drive financial accountability through accurate forecasting, transparent reporting, and thorough monthly documentation.
  • Identify and manage project risks and opportunities, taking a proactive approach to protect schedule, budget, safety, and quality targets.
  • Pre-qualify trades during pre-construction, manage procurement packages, and negotiate and execute subcontracts.
  • Lead client and trade meetings, setting clear agendas and driving outcomes that support project progression.
  • Direct and mentor Project Coordinators and Administrators in document control, correspondence, meeting minutes, submittals, RFIs, and record keeping.
  • Review and approve invoices, progress claims, holdback releases, and certificates of completion with a thorough understanding of the BC Lien Act.
  • Oversee the change order process, reviewing requests and negotiating disputed items strategically.
  • Develop and maintain the master project schedule, tracking milestones and updating baselines in alignment with the prime contract.
  • Establish and manage the Project Quality and Safety Program to ensure materials and workmanship meet required standards.
  • Lead complete project closeout, including Substantial Completion, Occupancy, Handover, site demobilization, and all associated documentation such as warranties and O&M manuals.
  • Mentor and develop team members through coaching, training, and regular performance feedback, fostering a high-performance project culture.

What You'll Bring:

  • 3-5 years’ experience in project management with a proven track record.
  • A minimum of 2 full project lifecycles as the lead PM on commercial or residential construction projects in excess of $40M or single-family projects in excess of $20M.
  • Post-secondary education in Construction, Engineering, or a related field is an asset.
  • Professional designations or certifications such as P.Eng., PMP, LEED, Passive House, GSC, or Mass Timber are considered strong assets.
  • Comprehensive knowledge of construction documents, drawings, specifications, budgeting, and current industry practices.
  • Strong financial acumen with experience in cost reporting, forecasting, and contract management.
  • Excellent communication and stakeholder management skills - able to collaborate across all project levels and navigate complex environments with clarity and confidence.
  • Proven ability to lead, coach, and develop teams, with a track record of building collaborative, high-performing groups.
  • Sharp analytical and problem-solving skills - you look beyond the surface, anticipate constructibility issues, and develop practical solutions.
  • Strong negotiation skills and the ability to reach consensus with a range of stakeholders.
  • A growth mindset - you embrace new challenges, learn quickly, and continuously seek ways to improve.
  • Effective time management and prioritization; you consistently deliver more with focus and discipline.
  • Valid driver's licence and ability to travel to project sites as required.
  • Basic First Aid certification (or willingness to obtain).

What We Can Offer You:

  • Compensation: $120,000 - $150,000
  • Comprehensive benefits package transitioning to match industry standards
