ABOUT THE ROLE The Director / Manager, Acquisitions, will be an integral member of a dynamic and collaborative team involved in a wide breadth of commercial and industrial real estate development projects. This role reports to the Vice President, Acquisitions & Asset Management and works closely with the broader acquisitions and development teams. The successful candidate will play a key role in sourcing, evaluating, and executing acquisition opportunities, while contributing to strategic decision-making and market intelligence efforts. KEY RESPONSIBILITIES Acquisition Execution & Due Diligence - Lead and manage the full due diligence cycle across legal, financial, physical, environmental, zoning, tax, and title disciplines in coordination with internal and external specialists - Lead underwriting processes, including review and analysis of property reports and coordination with consultants, engineers, and stakeholders - Engage, scope, and oversee third-party consultants including environmental engineers, property condition assessors, appraisers, and consultants - Prepare acquisition materials including land reports, risk registers, approvals strategies, environmental strategies, and project schedules - Identify material risks uncovered during diligence to determine impact on pricing, deal structure, or viability - Support acquisition strategy through scenario analysis and investment recommendations Financial Analysis & Underwriting - Build and maintain financial models (proforma, cash flow, sensitivity analysis) to support acquisition decisions - Conduct detailed scenario analysis to assess risk and return profiles across opportunities - Provide analytical insights to support investment decision-making Pipeline Development & Market Intelligence - Track, map, and analyze land, lease and sale transactions and prospective development sites to support pipeline growth - Analyze municipal plans, zoning regulations, and planning policies to identify and advance acquisition opportunities - Provide insights on market trends, emerging opportunities, and competitive positioning Relationship Management & Deal Sourcing - Develop and maintain relationships with brokers, realtors, and other market participants to source opportunities - Engage with external stakeholders to gather real-time market intelligence and support deal flow Cross-Functional Collaboration - Collaborate with internal teams including Development, Finance, Sales & Marketing, and Executive Leadership - Contribute to a collaborative, team-based culture across the organization Process Improvement & Other - Contribute to ongoing improvement of acquisition processes, tools, and reporting - Other projects, duties, and tasks as assigned SOFT SKILLS & CHARACTER Relationship and Collaboration Focused - Build strong, effective relationships across internal and external stakeholders - Communicates clearly and collaborates effectively within a team-based environment Integrity - Act in a manner consistent with the vision, mission, and values of Conwest. - Consistently demonstrate sincerity, honesty, respect, and empathy in all interactions with stakeholders. - Be highly ethical. Strong Judgment & Problem Solver - Efficiently and effectively perceive and assess situations, determine effective strategies to maximize opportunity and minimize risk - Solution-oriented and a natural problem solver - Possess the ability to seek creative and non-traditional solutions to unique problems QUALIFICATIONS - Bachelor’s degree in business, Finance, Real Estate, or a related field - Minimum 3 - 5 years of experience in real estate development, acquisitions, or finance - Demonstrated experience evaluating and executing real estate acquisition opportunities - Strong financial modeling and analytical capabilities (proforma, cash flow analysis) - Understanding of municipal planning processes, zoning, and development approvals - Knowledge of environmental considerations in development is an asset - Advanced proficiency in Microsoft Excel - Exceptional organizational skills and attention to detail - Strong interpersonal and communication skills, both written and verbal - Ability to manage multiple priorities, meet deadlines, and perform under pressure - Self-starter with the ability to work independently and exercise sound judgment COMPENSATION - Salary range is $120,000 to $180,000 commensurate with experience. - Bonus eligibility and comprehensive benefits package.
