The portfolio represents a significant portion of industrial and multi-tenant commercial space, and ownership remains closely involved in how the properties perform. These are active, income-producing assets that require engaged oversight and hands-on management. The company has grown by staying close to its buildings and strengthening its internal capability over time. An in-house maintenance team and dedicated administrative support allow issues to be addressed promptly and standards to be upheld across the portfolio. Leadership remains engaged in customer service improvement, budgeting, capital planning, and property standards. Expectations are clear, accountability is assumed, and performance is celebrated. The Opportunity This role will suit someone who appreciates the balance between structure and unpredictability. You will oversee a significant portion of the portfolio, moving between financial oversight, capital planning, vendor negotiations, tenant service and on-site presence as the properties require. Some periods will demand focused budget review and long-term planning. Others will call for site walks, tenant discussions, or resolving operational challenges that cannot wait. Competing priorities are part of the responsibility, and you will be expected to make decisions and stand behind them. Knowing when to delegate and when to step in directly is essential. Ownership is tangible in this role. It is reflected in the condition of the buildings, the way tenants are managed, and the financial performance of the portfolio. Key Responsibilities As the Commercial Property Manager, you will work collaboratively and be responsible for: 1. Property Operations - Oversee the day-to-day operations of a commercial portfolio. - Conduct regular site visits and seasonal inspections to ensure safety, appearance, and functionality of assets. - Identify building deficiencies, determine root causes, and implement corrective action. - Manage third-party contractors including snow removal, landscaping, and service vendors, ensuring scope, quality, and performance standards are met. - Ensure properties operate efficiently and reflect the ownership’s expectations for quality and presentation. 2. Financial Performance & Capital Planning - With accounting, prepare and manage annual operating budgets for assigned properties. - Monitor operating expenses and capital expenditures, ensuring alignment with budgetary targets. - Lead capital project planning, obtain competitive quotes, and help oversee project execution. - Review and negotiate service contracts to protect value and control costs. - Collaborate with administration on a wide variety of areas including rent collection, delinquencies, and financial reporting. 3. Tenant Management - Build and maintain professional, responsive relationships with tenants. - Interpret lease agreements and clearly understand landlord and tenant obligations. - Address tenant concerns related to maintenance, operations, and compliance in a timely manner. - Support tenant retention through consistent communication and follow-through. 4. Team Leadership - Work closely with maintenance and administrative teams to delegate effectively and ensure execution. - Participate in regular operational team meetings to review renewals, vacancies, work orders, and site priorities. - Provide clear direction, feedback, and support to internal teams to strengthen performance and accountability. - Contribute to improving internal processes, particularly around communication and maintenance tracking. Qualifications As the Commercial Property Manager, you will possess the following qualities: The Essentials (Hard Skills): - Demonstrated experience in commercial property management, overseeing multiple properties within a diversified portfolio. - Good working knowledge of building systems and construction practices in commercial environments is considered an asset. - Proven experience preparing and managing operating budgets, including capital expenditures. - Ability to read, interpret, and enforce commercial lease agreements and service contracts. - Experience coordinating vendors and managing service agreements to ensure quality and cost control. - Financially literate and comfortable addressing collections matters in collaboration with administration. - Valid driver’s license and willingness to travel between sites.
