Job descriptionHays is proud to be partnering with a leading Real Estate company to hire a skilled Maintenance Technician for their Multi - Family Residential Portfolio based in Ontario. Role Purpose The Resident Manager / Building Operator is responsible for maintaining the physical condition of the property to the companies standards while delivering high-quality customer service, efficient operations, and a safe living environment for residents. The role oversees day-to-day maintenance, cleaning, leasing support, tenant relations, and emergency response, working closely with the Property Manager, contractors, and residents. Key Responsibilities Maintenance & Repairs - Coordinate and supervise all facilities services, trades, and contractors. - Investigate and respond to maintenance requests received via Property Vista or email in a timely manner. - Update all maintenance request statuses daily in Property Vista. - Issue purchase requisitions (PRs) in Property Vista with Property Manager approval. - Respond promptly to facility emergencies and complete Occurrence Reports on the same day when required. - Conduct daily property walk-throughs to ensure cleanliness, safety, and operational standards are met. - Prioritize and perform minor in-suite and common-area repairs (plumbing, lighting, etc.) as directed. - Supervise cleaning, snow removal, and landscaping services; assist as required. - Manage garbage, recycling, and organic waste programs, including scheduled curbside placement. - Coordinate removal and replacement of appliances as required. - Order building supplies with approval and maintain an organized inventory. Cleaning & Grounds Maintenance - Clean and maintain all common areas, including lobbies, hallways, stairwells, elevators, laundry rooms, washrooms, garbage rooms, and chutes. - Mop, vacuum, dust, polish, and sanitize floors, surfaces, fixtures, stainless steel, and equipment using approved products. - Clean doors, windows, trims, baseboards, walls, and shared appliances. - Maintain litter-free indoor and outdoor parking areas and grounds. - Ensure garbage receptacles are emptied and outdoor areas are free of debris and pet waste. Tenant Relations & Customer Service - Maintain strong, professional relationships with residents through responsive and respectful service. - Address resident concerns promptly and reasonably enforce landlord rules and regulations. - Deliver notices, communications, and legal documentation to residents as required. - Serve 24-hour notices of entry for scheduled maintenance and inspections. - Support tenant retention through proactive communication and issue resolution. Leasing & Marketing Support - Provide information about vacant suites to prospective residents. - Schedule and conduct suite showings as directed by the Leasing Agent and Property Manager. - Complete guest cards, daily traffic logs, and weekly reports. - Follow up with prospective tenants to support leasing conversion. - Provide rental application links through Property Vista. - Collect required move-in documentation, including first month’s rent, insurance confirmation, and parking/locker forms. - Coordinate tenancy agreement signing and complete move-in inspections. - Notify applicants of application outcomes within two business days. - Track leasing activity, including vacate dates, move-in dates, and incentive program records. - Inspect vacant units regularly to ensure move-in readiness. Rent Collection - Support weekly rent arrears management, including calls, emails, and door-to-door follow-ups as directed. - Deposit rent payments same day where applicable (outside GTA locations). Health & Safety - Ensure all life safety systems are inspected, maintained, and fully operational. - Complete daily and monthly safety checklists for mechanical rooms and building systems. - Identify, report, and coordinate remediation of safety hazards. - Monitor sidewalks and driveways during winter months and maintain daily snow logs. Qualifications Education - High School Diploma (Grade 12) minimum. Experience - 3–5 years of hands-on technical or building operations experience preferred. - Previous experience as a Resident Manager strongly preferred. Scope - Works collaboratively with tenants, vendors, contractors, Property Management, and Capital Projects teams. - Other duties as assigned.
