Position Overview Our Client is a market leading Canadian real estate investor, developer and asset manager. Currently, they are seeking a Managing Director, Debt Financing to join their growing team. This is a pivotal leadership role as the organization continues its rapid growth across multiple real estate strategies. The MD will be responsible for originating, structuring, and executing cost-efficient debt financing across the real estate platforms, including development, stabilized rentals, self-storage JVs, and acquisitions. This senior role will centralize financing expertise to scale growth, lower financing costs, and strengthen the company’s relationships with Canadian lenders. This is an excellent opportunity for an experienced real estate finance leader with brokerage or debt management experience to build a financing function within a well-capitalized, best-in-class firm in a deeply impactful role. Role Responsibilities - Originate and structure construction, CMHC-insured, revolver, portfolio, mezzanine, and bridge financings - Lead term sheet negotiations, due diligence, and closings, coordinating with internal teams and external advisors - Maintain a live pipeline of lender relationships and track market intelligence on rates, programs, and appetite - Develop portfolio-level debt strategies in partnership with acquisitions, development, asset management, and treasury teams - Identify and implement innovative financing solutions that enhance returns and manage risk - Introduce and champion new financing products, such as green loans, impact lending, First Nations financing, and securitizations, aligned with the company’s strategic objectives - Build and standardize processes, templates, and financial models to enable repeatable, in-house capital raising excellence - Reduce reliance on external brokers, lowering costs and increasing direct lender engagement - Expand and deepen the lender network across Canada, cultivating repeat lending partnerships Desired Qualifications - 15+ years in real estate debt financing, brokerage or capital markets expertise, with direct experience as both a lender and intermediary - Proven Canadian track record in complex construction and CMHC-insured financings - Demonstrated success in layering senior, mezzanine, and alternative debt within a single capital stack - Strong credit analysis and advanced financial modelling capabilities - Advanced degree or professional designation (e.g., CFA, MBA) considered an asset - Extensive lender network and reputation for integrity and delivery - Expert negotiation skills with the ability to balance pricing, covenants, and deal flexibility - Strategic thinker who can anticipate market shifts and identify refinancing windows - Organized, calm under pressure, and adept at managing multiple closings simultaneously - Collaborative leader with the ability to mentor teams and communicate financing strategies to diverse stakeholders - Experience with Indigenous/First Nations financing programs considered an asset Please note that at present, legal eligibility to work in Canada is a prerequisite for this role.
