A well‑established property management group is seeking an experienced Resident Manager to oversee the safe, efficient, and professional operation of a residential rental building in New Westminster. Reporting to the Property Manager, this live‑in role is responsible for building operations, preventative maintenance, contractor oversight, and day‑to‑day resident support.
Your new role
Building Operations & Maintenance
- Oversee the daily operation of the building andmon areas, including heating, cooling, ventilation, and mechanical systems
- Conduct regular walk‑throughs of allmon and mechanical areas to ensure equipment is operating efficiently and safely
- Administer preventative and corrective maintenance programs
- Perform diagnostics related to environmental control systems
- Supervise and coordinate contractors engaged for maintenance, repairs, and capital improvements, ensuring work ispleted to standard.
Ensure allmon areas are clean, safe, unobstructed, and visually well‑maintained, including:
- Building entrances and lobby
- Hallways and walkways
- Laundry rooms and storage areas
- Parkades, garages, and driveways
- Boiler, elevator, and electrical rooms (where applicable)
Grounds responsibilities include:
- Maintaining debris‑free walkways and outdoor areas
- Snow removal prior to 8:00 a.m. and throughout the day as required
- Applying ice melt/salt as needed
- Maintaining strong curb appeal year‑round
Repairs & Hands‑On MaintenancePerform minor repairs and maintenance tasks that do not require licensed trades.
Administrative & Leasing ResponsibilitiesWorking closely with the Property Manager, the Resident Manager will:
- Receive and verify invoices for accuracy and submit approved invoices for processing.
- Maintain accurate andplete suite and building files
- Maintain and update emergency contact lists for contractors and trades
- Submit weekly and monthlyputerized activity reports
- Assist with annual budgeting and capital planning
- Assist with and document annual suite inspections
- Maintain parking and pet logs
- Respond promptly tomunications from the management office during business hours.
- Assist with tenantmunications, notices, rent collection, and resident events
What you'll need to succeed
- Previous experience in property management, building operations, or resident management
- Strong practical knowledge of building systems and general repairs
- Working knowledge of the BC Residential Tenancy Act
- Experience with Yardi (Voyager/Breeze) and Angus, or similar systems
- Proficiency with Microsoft Office and basicputer systems
- Strong customer service,munication, and organizational skills
- Able to work independently, manage priorities, and meet deadlines
