The Opportunity: Reporting to the Managing Director, Head of Canadian Development, the Director, Project Finance is a key member of BGO’s Canadian Development team, responsible for overseeing financial management and pro-forma analysis for the firm’s development projects. This role serves as a strategic liaison between Development, Portfolio Management, Investments, and Research, ensuring alignment across teams and optimizing the financial performance of BGO’s development pipeline.
You will play a pivotal role in the day-to-day financial oversight of ongoing projects, managing data analytics, and advancing innovative solutions to enhance project feasibility and execution.
What You Will Do: Development Financial Management & Project Oversight
Lead the financial management of existing development projects, including coordination with Portfolio Management for the CIM (Capital Investment Management) process.
Manage and organize core development inputs, including hard costs, soft costs, fees, payments, and securities across all projects.
Monitor the financial performance of ongoing developments across various funds, ensuring alignment with investment objectives.
Collaborate with Portfolio Management and Investments to structure and assess debt financing options for development projects (e.g., MLI, ACLP).
Conduct sensitivity analyses to evaluate different financial scenarios and paths to project feasibility.
Serve as a key liaison between Development, Portfolio Management, Investments, and Research, bridging gaps to enhance coordination across the development pipeline.
Pro-Forma Management & Strategic Financial Planning
Oversee the pro-forma process for all development files across Canada, ensuring accuracy and consistency in financial projections.
Develop and implement a pro-forma workflow that enhances efficiency in development financial planning.
Ensure coordination among development team members on financial inputs such as areas, costs, fees, and financing structures.
Lead the continued implementation and optimization of Yardi, ensuring seamless integration across internal business units and external vendors.
Develop innovative data solutions for extracting key financial insights from Yardi to improve reporting, acquisitions, and decision-making.
Spearhead AI-driven initiatives (BGOChat, AIIM-North Bot) to enhance financial modeling, cost tracking, and project feasibility assessments.
Exploratory & Special Projects
Collaborate with local Portfolio Managers on exploratory development opportunities to generate new fee-generating work streams.
Provide financial and strategic guidance on projects to advance feasibility studies and development strategies.
Affordable Housing & Social Impact Initiatives
Support the development of an affordable housing framework for BGO, ensuring alignment with broader ESG and impact investment strategies.
Work on project-specific affordable housing initiatives, assessing feasibility and financial structures.
Vision Statements & Business Unit Alignment
Ensure that Vision Statements are integrated into the pro-forma and project feasibility process, aligning business unit expectations with development strategies.
Project-Specific Support
Provide financial and strategic analysis for key projects, ensuring effective execution and alignment with corporate objectives.
Who You Are:
Bachelor’s degree in Finance, Real Estate, Business, or a related discipline; MBA, CFA, or equivalent designation is an asset.
8-12+ years of experience in real estate development, project finance, or investment management.
Deep expertise in development pro-forma modeling, financial analysis, and project feasibility assessment.
Strong understanding of real estate capital structures, including construction financing and government-supported programs (e.g., MLI Select, ACLP).
Demonstrated experience overseeing financial performance across complex development portfolios.
Proven ability to collaborate and influence across Development, Investments, and Portfolio Management functions.
Advanced proficiency in financial modeling (Excel) and experience with Yardi or comparable systems.
Familiarity with data analytics and emerging technologies, including AI, to enhance decision-making and drive efficiencies.
Knowledge of Canadian real estate markets and development processes; exposure to affordable housing initiatives is an asset.
Strong communication and presentation skills, with the ability to distill complex financial information for senior stakeholders.
Demonstrated leadership, sound judgment, and the ability to operate effectively in a dynamic, fast-paced environment.

Additional Information: Compensation:
The expected base pay range for this role is $153,000 - $184,000 annually, reflecting the location of the position and the scope of responsibilities, including portfolio complexity. Compensation may also vary based on each candidate’s experience, skills, and qualifications, in alignment with BGO’s commitment to recognizing individual contributions.
