Job description

Position Summary

BCIT’s Student Success Division is seeking a regular, full-time (1.0 FTE) Student Housing Maintenance Worker. This position is responsible for maintaining the campus residences, including handling the maintenance logistics with service providers, contractors, suppliers, Facilities and other stakeholders. Coordinates renovations and maintains facilities and equipment in a timely, organized and cost-effective manner. Provides timely communication with key stakeholders such as residents, office staff members and resident advisors regarding repairs and other facility-related issues. Ensures a high level of service standards are met in carrying out the day-to-day operational requirements. Duties & Responsibilities DUTIES AND RESPONSIBILITIES:

  • Responds to trouble calls and takes corrective action by troubleshooting a variety of maintenance issues and seeks resolution.
  • Ensuring timely communication with residents, Housing staff and Residence Advisors regarding repairs and other work that may affect the facility.
  • Assists the Manager, Student Housing Operations or designate with establishing priorities and requirements for the annual residence maintenance plan.
  • Conducts preventative maintenance on interconnected, multiple systems. Inspects and identifies deficiencies, taking corrective actions and maintaining appropriate records.
  • Builds rapport with individuals from departments both within and external to BCIT to ensure a positive working environment for all stakeholders.
  • Ensures that student residents experiencing challenges with their living situation are aware of potential complexities in the resolution of issues and concerns. Exercises diplomacy and professionalism in dealing with student issues and redirects unrelated concerns to the Housing Office.
  • Keeps current and continually learns about changes to regulatory requirements, standards and codes, advances in technology, systems and equipment through communicating with local suppliers, on-the-job training, and adapting older systems to work with new components.
  • Installs, repairs, and maintains general housing structures such as cabinets, counters, furniture, millwork, floors, doors, windows, ceilings, walls, steps, handrails, sashes, door fittings, hardware, and tiles.
  • On a regular and consistent basis, inspects building interior and exterior, grounds and landscaping; identifies areas requiring attention, prioritizes tasks, completes or refers tasks to others as needed.
  • Ensures that cleaning staff are meeting contractual standards and brings forward issues as appropriate, with corrective action taken as needed.
  • Completes cyclical inspections of all residence facilities including bedrooms, suites and common areas when they become vacant. Prepares painting, cleaning and repair lists and takes action to ensure the living quarters are repaired and made ready for occupancy.
  • Reviews weekly and monthly building reports, completes items identified and/or allocates work to appropriate resources.
  • Provides regular updates and makes recommendations to the Manager, Student Housing Operations or designate on observations and potential or recurring problems.
  • Responds to clogged exterior drains and interior plumbing issues.
  • Assists with snow removal and de-icing.
  • In conjunction with the Housing Office team, maintains repair and maintenance records including project scheduling, cost control and repair histories.
  • Submits and tracks work requests to BCIT’s Facilities Department; works closely with Facilities personnel and external contractors to ensure requests are addressed in a timely manner.
  • Assists the Manager, Student Housing or designate to determine priorities and budgets for renovations, replacements, repairs and maintenance cycles, and in determining specifications for furnishings, equipment, products and supplies.
  • Arranges and organizes physical inventory of materials, supplies, parts and equipment to perform job specifications and to stock bedrooms and suites.
  • Assists the Manager, Student Housing Operations or designate to identify, recommend and implement improvements or cost savings in facilities-related systems, procedures and processes.
  • Trains, coaches and guides assigned student staff and assigns tasks related to maintenance work.
  • Ensures that anyone assigned to, or supporting maintenance jobs, (i.e., students, employees and other workers/contractors), work in a safe manner per BCIT policies and procedures.
  • Coordinates contractors, sub-trades and other repair and maintenance personnel working within and around the residences to ensure work assignments are done to standard, schedules are met, costs are minimized and the disruption to residents is minimized.
  • Maintains vigilant awareness of residence facilities to identify and address problems.
  • In conjunction with the Manager on-call, shares on-call responsibility for after-hours and weekend on facility emergencies.
  • Participates in emergency response preparedness activities and may participate in related committees.
  • Participates in Records Custodian training and remains current with record keeping practices, policies and procedures (both BCIT and FOIPOP).
  • Undertakes related duties as assigned, consistent with the job grade for this position.
Qualifications QUALIFICATIONS:

Definition:
The qualifications section for this job was developed using the approved job evaluation plan, agreed to between the BCGEU and BCIT. The qualifications represent the minimum qualifications required in the future (i.e., to be reflected in job postings) and do not reflect the incumbent’s existing qualifications.

Education:
  • Grade 12 completion plus the equivalent of 12 months of post-secondary education with specialized training in carpentry and joinery.
  • Knowledge of Worksafe and Occupational Safety hazards, protocols and practices.

Experience:
  • Two years of general experience plus four years of experience in the building trades industry, preferably in a large residential or hotel setting, including at least two years of experience in handling a variety of facilities repairs and maintenance.

Software/Computer Application(s) and Expertise:
  • Basic level experience and proficiency with e-mail, the internet, Word and Excel.
Communication/Interpersonal Skills:
  • Excellent verbal and written communication skills.
  • Superb organizational, coordination, and follow-up skills.
  • Proven ability to handle interruptions, multiple priorities and changing demands.
  • Proven ability to exercise good judgment and remain calm.
  • Ability to work independently and without direction, as well as work collaboratively as part of a team.
  • Strong leadership skills with the ability to communicate and work with a diverse group, including young adults.

Administrative Skills (e.g., prioritizing, minute taking, WP Speed, etc.):
  • High attention to detail and systematic approach to problem-solving.
  • Demonstrated ability to maintain confidentiality and handle sensitive issues in a professional manner.
  • Demonstrated skill to be observant and constantly aware of surroundings to ensure the facility is maintained to a high standard.

Other Skills/Abilities:
  • Ability to assess blueprints and make recommendations for specific trade requirements.
  • Proven ability to troubleshoot and resolve issues in a timely and efficient manner.
