Mandat

Basé(e) au siège social de MTY et relevant du Vice-président, Immobilier Canada, le(la) Directeur(trice), Développement immobilier définit et met en œuvre les stratégies de location, de relocalisation et d’optimisation des sites commerciaux afin de soutenir l’expansion de nos différentes bannières sur les marchés du Québec, de la grande région d’Ottawa et des provinces atlantiques.

Ce rôle combine vision stratégique, leadership, innovation et excellente maîtrise du marché immobilier commercial.


Responsabilités clés:

Stratégie et expansion

  • Développer et mettre en œuvre la stratégie immobilière sur les territoires assignés.
  • Planifier l’expansion stratégique des marques en collaboration avec les gestionnaires de nos marques.
  • Définir et atteindre les objectifs annuels de croissance.
  • Identifier et analyser les marchés porteurs ainsi que les axes prioritaires de développement.

Transactions et négociation

  • Négocier l’ensemble des conditions commerciales (offres de location, baux, renouvellements, amendements).
  • Mener les négociations liées aux relocalisations, fermetures, réductions de loyer et expansions.
  • Structurer des ententes gagnant-gagnant avec des bailleurs nationaux et régionaux (centres commerciaux, artères commerciales, centres à aire ouverte, immeubles de bureaux).

Analyse et recommandations:

  • Évaluer les opportunités à l’aide d’analyses financières (pro forma, ROI, viabilité).
  • Préparer et présenter des recommandations stratégiques à la haute direction.
  • Assurer une veille active du marché et recueillir une intelligence immobilière pertinente.

Coordination et Exécution:

  • Coordonner la documentation locative avec le service juridique afin d’assurer une exécution conforme.
  • Collaborer étroitement avec les équipes internes (opérations, construction, franchisage).
  • Superviser les processus de diligence raisonnable et assurer la conformité réglementaire.
  • Maintenir des relations stratégiques avec les courtiers et les propriétaires.
  • Représenter l’organisation de manière professionnelle lors d’événements de l’industrie.


Profil recherché

  • Baccalauréat en immobilier, en administration, en finance ou dans un domaine connexe.
  • 8 à 10 ans d’expérience en immobilier commercial.
  • Expérience démontrée en négociation de baux commerciaux complexes.
  • Solides compétences analytiques et financières.
  • Leadership affirmé et capacité à piloter plusieurs dossiers simultanément.
  • Excellente capacité d’organisation, sens des priorités et grande autonomie.
  • Excellentes habiletés de communication, tant à l’écrit qu’à l’oral.
  • Bilinguisme français/anglais.
  • Maîtrise de la suite Microsoft Office.
  • Disponibilité pour des déplacements occasionnels.

About the Organization

MTY Group (MTY) is continuing the strategic expansion of its real estate portfolio across Canada. In a context of sustained growth and network optimization, we are seeking an impactful leader capable of orchestrating complex transactions and building a long‑term real estate vision.


Main Mandate

Based at MTY’s head office and reporting to the Vice President, Real Estate Canada, the Director, Real Estate Development defines and executes the strategy for leasing, relocation, and optimization of commercial sites to support the expansion of our various banners in Quebec, the greater Ottawa region, and the Atlantic provinces.

This role combines strategic vision, leadership, innovation, and deep expertise in the commercial real estate market.


Key Responsibilities

Strategy & Expansion

  • Develop and implement the real estate strategy for the assigned territories.
  • Plan the strategic expansion of brands in collaboration with brand managers.
  • Establish and achieve annual growth targets.
  • Identify and analyze high‑potential markets and development opportunities.

Transactions & Negotiation

  • Negotiate all commercial terms (lease offers, leases, renewals, amendments).
  • Lead negotiations for relocations, closures, rent reductions, and expansions.
  • Structure win‑win agreements with national and regional landlords (shopping centres, main arteries, power centres, office buildings).

Analysis & Recommendations

  • Evaluate opportunities using financial analyses (pro forma, ROI, viability).
  • Prepare and present strategic recommendations to senior management.
  • Maintain active market intelligence and gather relevant real estate insights.

Coordination & Execution

  • Coordinate leasing documentation with the legal department to ensure compliant execution.
  • Collaborate with internal teams (operations, construction, franchising).
  • Oversee due diligence and ensure regulatory compliance.
  • Maintain strategic relationships with brokers and landlords.
  • Professionally represent the organization at industry events.


Desired Profile

  • Bachelor’s degree in real estate, business administration, finance, or a related field.
  • 8 to 10 years of experience in commercial real estate.
  • Proven experience negotiating complex commercial leases.
  • Strong analytical and financial skills.
  • Demonstrated leadership and ability to manage multiple files simultaneously.
  • Strong organizational skills, priority management, and autonomy.
  • Excellent written and verbal communication skills.
  • Bilingual French/English.
  • Proficient in Microsoft Office Suite.
  • Availability for occasional travel.
