Job description

Join Our Team as a Hybrid Caretaker!

We are seeking a dependable, professional, and hands-on Hybrid Caretaker to join our team at a 170-unit townhome community. In this role, you will be responsible for maintaining the cleanliness, appearance, and overall condition of the property while providing responsive support to residents and the property management team.

The ideal candidate is organized, proactive, detail-oriented, and comfortable working independently while managing a variety of daily maintenance, janitorial, and site-related responsibilities.

Key Duties & Responsibilities

  • Site Maintenance: Manage and supervise the site as directed by the Property Manager. Monitor and maintain garbage and recycling areas, ensure the property is clean, make recommendations for proactive property upkeep, and water plants and trees where needed.
  • Handyman Services: Perform routine handyman services, maintenance, and minor repair work throughout the clubhouse and exterior areas. Duties include painting and maintaining wooden fences, power washing, minor carpentry work, repairing and replacing cedar posts, caulking, resetting timers, and maintaining or replacing exterior lights.
  • Access & Security: Routinely patrol the site and perimeter and report issues or damage. Program fobs for the clubhouse, review security camera footage or fob access when requested, and check locks on all doors.
  • Trades Coordination: Coordinate trades upon Property Manager approval, provide access to or issue fobs for trades, monitor entry and departure times, and supervise trades as requested. Contact trades in the event of elevator malfunction, flooding, plumbing/restoration, police, fire, or ambulance situations.
  • Administrative Duties: Post notices, collect funds as directed, collect funds for additional fobs/keys, submit activity reports, manage petty cash, and administer/manage amenity room bookings.
  • Parking Violations & Misuse: Post notices for vehicles staying in visitor stalls for extended periods without a pass. Report parking stalls with oil stains or stored items to the Property Manager and send correspondence regarding towing, fines, and levies upon approval.
  • Property Manager Relations: Maintain consistent communication with the Property Manager to ensure the property is secure, maintained, and running smoothly. Take direction from the Property Manager and submit caretaker reports as requested.
  • Tenant Relations & Management: Greet residents and guests, respond promptly to tenant questions and requests, report concerning issues to the Property Manager, respond to noise and smoking complaints, and report by-law infractions.
  • Townhome Exterior Common Areas: Pick up litter throughout the entire exterior of the property, including sidewalks, entrances, stairs, and driveway ramps. Sweep entryways, sidewalks, pathways, stairways, and parking ramps when required. Use a leaf blower to remove leaves and debris where possible and pressure wash sidewalks, entranceways, and seating areas when required.
  • Amenity Rooms: Clean and disinfect the lounge, party room, meeting room, and kids play room, including high-contact touch points, kitchen counters, sinks, cupboards, appliances, furnishings, fixtures, floors, carpets, waste receptacles, glass windows, and doors.
  • Clubhouse Entrance / Common Areas: Keep entrance areas free of leaves and debris. Sweep entranceways, clean and disinfect glass doors and windows, clean door tracks and frames, mop hard-surface floors, and vacuum walk-off mats.
  • Fitness Room: Refill dispensers and cleaning supplies, empty waste receptacles, clean and disinfect fitness equipment and high-contact areas, clean mirrors, vacuum and/or mop the gym floor, clean washrooms, and spot-clean windows within reach.
  • Outdoor Patio / BBQ Space: Patrol for litter, sweep when necessary, clean tables and chairs, clean and disinfect the BBQ and countertops, empty waste receptacles, and pressure wash patio floors when required.
  • Stairwells & Janitorial Closets: Inspect stairwells for spills, litter, or damage, vacuum carpeted stairwells, clean and disinfect handrails, and maintain clean, organized, and stocked janitorial closets.
  • Floor Care: Sweep and damp mop hard-surface floors using a neutral cleaner and thoroughly vacuum high-traffic carpeted areas and walk-off mats. Perform additional carpet and floor-care services when required.
  • Washrooms: Clean and disinfect mirrors, floors, doors, walls, counters, sinks, taps, toilets, urinals, and other washroom surfaces. Empty waste receptacles, maintain floor drains, replenish supplies when required, and report defective plumbing to management.
  • Storage & Mechanical Rooms: Pick up litter and sweep storage and mechanical rooms as required to keep floors free from dust buildup.
  • General Property Upkeep: Dust ceiling fans, ducts, light fixtures, ceiling vents, baseboards, vents, and wall boards. Clean exit doors and remove scuff marks, dirt, and grease. Change low lights and report property issues such as graffiti, damage, broken locks, doors, or fixtures to management.

Requirements

  • Strong administrative and organizational skills
  • Flexibility, availability, and the ability to respond promptly to requests
  • Proven experience in janitorial, caretaker, handyman, property maintenance, or related fields
  • Experience with minor carpentry, painting, caulking, power washing, and general maintenance is an asset
  • Ability to multitask and handle a variety of property-related responsibilities
  • Strong problem-solving and organizational skills
  • Professional communication skills when dealing with residents, guests, trades, and management
  • Basic computer and administrative skills
  • Ability to work independently and take direction from the Property Manager
  • Reliable, dependable, and detail-oriented
  • Ability to perform physical cleaning, maintenance, and exterior property upkeep duties
