Overview

Reporting to the Chief Operating Officer of Property Operations, the Vice President of Property Operations is responsible for all aspects of Centurion’s residential, multi-family, commercial and student housing operations across Canada, including the direct management and oversight of all Property Directors. The Vice President, Property Operations will have responsibility for the professional management, administration and leasing of all multi-family, student housing, and commercial properties for Centurion Apartment Properties Inc.

The Vice President of Property Operations is responsible for the management of all related resources, contracts, tools and supplies to ensure Centurion Asset Management Inc. | Centurion Property Associates Inc. real property assets are effectively and efficiently managed to established standards and within established budgets.

Responsibilities

Relationship Development

Develop and foster positive relationships with internal and external stakeholders. Ensure proactive timely resolution of staff, contractor, vendor, and consultant performance issues. Maintain good rapport with key industry contacts, seeking out and developing new relationships to expand brand recognition throughout the real estate channel. Establish and maintain strong relationships with other Senior Executives so as to clearly identify their needs and present a full range of business options and solutions.

Customer Service

Professionally and courteously oversee the management of all Resident and Employee inquiries, feedback, complaints or concerns. Ensure a high level of Resident and Employee satisfaction is achieved through constant and consistent attention to Centurion’s Vision, Mission and Values. Promote a strong sense of community.

Ongoing Operations

Oversee the professional management, administration and leasing of all multi-family residential, commercial and student residence rental properties for Centurion Apartment Properties Inc. Operate properties consistent with the expectations of Management and approved annual budgets. Ensure that the buildings perform to their highest potential, minimizing vacancy, ensuring the timely collection of rent, pursuing arears, and introducing efficiencies where feasible. Be constantly aware of market rates, increasing rents and applying for above guideline increases whenever possible, ensuring that revenues are optimized. Monitor revenues and expenses across the portfolio, including utility costs and energy conservation efforts. Evaluate the existing Operations Manual and introduce new policies and procedures for the residential operations portfolio. Ensure that policies and procedures are adhered to at all times. Help to implement effective training programs and manuals for directors, property managers and site staff. Constantly motivate and develop staff, managing performance to established standards. Work with staff to create annual performance incentive plans, tying plans to budgeted NOI and other key performance metrics. Set and monitor performance and quality targets for maintenance staff. Ensure optimized use of Yardi throughout Centurion’s residential operations. Authorize Work Orders and Purchase Orders, being cognizant of year-to-date expenditure and approved annual budgets. Review and approve invoices according to standard policies and procedures. Assist with property acquisitions, participating in property tours as required. Oversee the onboarding of newly acquired properties. Ensure compliance with all provincial legislation, including but not limited to : the Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health and Safety Act in each province in which Centurion operates. Complete other duties as assigned.

Administration and Reporting

Ensure that all Centurion Property Associates policies and procedures are adhered to while identifying and implementing innovative strategies to increase operational efficiencies by introducing new policies, processes, and / or technologies as necessary. Oversee the completion of all operating and financial reporting, including weekly availability and traffic reporting, monthly property reports, variance analysis, and the timely preparation and regular delivery of various property performance reports, reviewing them for accuracy before providing them to the Chief Operating Officer, Property Operations. Work closely with Directors to develop annual operating budgets, complete quarterly re-forecasts, and assist the Chief Operating Officer, Property Operations with the preparation of capital budgets and the development of five-year capital plans for each site. Maintain an orderly office area, including proper filing of all hard and soft copy documentation and correspondence.

Sales and Marketing

Work with the marketing and leasing teams to develop and implement a variety of innovative sales and marketing initiatives for the multi‐family, student housing and commercial portfolios. Identify a variety of lead-generation tactics to increase brand recognition. Maintain a constant awareness of the competitive environment for similar products, networking with industry competitors and experts to obtain a full understanding of the competitive market space and Centurion’s position within it.

Risk Management

Ensure ongoing compliance with current codes, technical safety standards and legislation Assist with effective and prompt resolution of municipal and provincial work orders. In cooperation with insurance entities, assist with the completion of quarterly or annual risk assessments, incorporate into capital or operations planning and implement as required to mitigate risk.

Capital Project and Building Management

Liaise with the Vice President of Technical Service and Innovations and Consultants as required for major capital projects. Complete regular inspections of properties including vacant apartments, building common areas and plant operations, ensuring that established standards are met. Ensure preventative building maintenance is scheduled and in-suite renovations are completed in a timely manner and within established budgets.

Requirements

  • A passion for excellence in customer service delivery;
  • Post-Secondary degree in business or related field;
  • Minimum 10 years’ Multi‐Residential Operational experience within a national portfolio;
  • Student housing operations experience considered an asset;
  • Demonstrated track record in successfully managing operating and financial performance;
  • Proven ability to lead and motivate Employees to achieve common goals and operational objectives;
  • Detail‐oriented with the ability to independently resolve problems using facts, sound reasoning and common sense;
  • Strong follow‐up skills with the aptitude to develop creative strategic and effective solutions to difficult issues in a timely manner;
  • Exceptional interpersonal, written and oral communication skills;
  • Excellent organizational skills with a strong ability to multi‐task;
  • Strong command of MS Office products : Word, Excel, PowerPoint;
  • Experience with Yardi property management systems.
