Project Manager, Multifamily Construction

The Opportunity
We are seeking an experienced Project Manager to lead the delivery of a large-scale, approximately 200-unit multifamily residential development in Calgary.
The Project Manager will have overall responsibility for the project's financial performance, schedule, contracts, procurement, stakeholder coordination, and successful delivery. Working closely with the site team, consultants, ownership, and trade partners, this individual will ensure the project is completed safely, on schedule, within budget, and to the required quality standards.
Key Responsibilities
- Lead the project from preconstruction and mobilization through construction, turnover, and closeout.
- Develop, manage, and maintain the overall project budget and cost forecast.
- Manage the master construction schedule in collaboration with the Superintendent and project team.
- Oversee subcontractor procurement, tendering, scope reviews, negotiations, and contract awards.
- Manage owner, consultant, subcontractor, and supplier relationships.
- Lead regular project meetings and provide clear reporting on schedule, cost, procurement, risks, and outstanding decisions.
- Review and manage RFIs, change orders, submittals, shop drawings, and project documentation.
- Monitor committed costs, forecasts, change management, and potential cost exposures.
- Ensure long-lead materials and critical trade packages are identified and procured in accordance with the project schedule.
- Coordinate with architects, engineers, consultants, utilities, and municipal stakeholders.
- Work closely with the Superintendent to resolve constructability, sequencing, scheduling, and site issues.
- Identify project risks early and implement appropriate mitigation strategies.
- Oversee monthly progress billing, subcontractor invoices, holdbacks, and cost reporting.
- Ensure contractual requirements and project specifications are understood and maintained.
- Support quality assurance, deficiency management, commissioning, occupancy, and turnover.
- Maintain strong communication with ownership and senior management throughout the project lifecycle.
Qualifications
- 7+ years of construction project management experience.
- Demonstrated experience delivering multifamily residential, mixed-use, commercial, or similar large-scale building projects.
- Experience managing projects in the $40M–$80M+ range is considered a strong asset.
- Strong understanding of Alberta construction practices, contracts, building codes, and permitting processes.
- Experience managing multiple subcontractor packages and complex construction schedules.
- Strong financial management, forecasting, and change management capabilities.
- Proficiency with construction management software such as Procore, Autodesk Construction Cloud, Bluebeam, MS Project, or similar platforms.
- Excellent leadership, communication, negotiation, and problem-solving skills.
- Degree or diploma in Construction Management, Engineering, Architectural Technology, or a related discipline is preferred.

You will anticipate issues before they affect the schedule or budget, maintain strong relationships with the field team and trade partners, and provide ownership with a clear understanding of project performance at all times.
