Our client is a growing owner, operator, and developer of long-term care and seniors housing communities across Ontario. With multiple redevelopment, expansion, and new-build projects underway, the organization is seeking a highly motivated Development Accountant to join its finance team.
This role offers a unique opportunity to work at the intersection of healthcare, real estate development, and construction finance. The successful candidate will support the financial management of active development projects while partnering closely with development, construction, operations, and senior leadership teams.
Reporting to the Controller, the Development Accountant will be responsible for the accounting, financial reporting, budgeting support, and cost control of long-term care redevelopment and development projects. This individual will ensure accurate project cost tracking, lender and government funding reporting, capital expenditure accounting, and project financial analysis throughout the development lifecycle.
Key Responsibilities
Development & Project Accounting
- Maintain accounting records for multiple long-term care and seniors housing development projects.
- Track and record land, construction, development, equipment, and capital expenditures.
- Monitor project budgets and compare actual costs against approved budgets.
- Prepare project cost reports, budget-to-actual analyses, and development dashboards.
- Ensure accurate allocation and capitalization of development and construction costs.
- Assist with construction draw submissions and financing documentation.
- Monitor project commitments, contracts, holdbacks, and contingency spending.
- Track development charges, permits, consultant fees, and construction costs.
Financial Reporting
- Prepare monthly journal entries, account reconciliations, and working papers.
- Assist with month-end, quarter-end, and year-end financial reporting.
- Support the preparation of financial statements and management reports.
- Reconcile project-related bank accounts and financing accounts.
- Maintain capital asset and construction-in-progress schedules.
- Assist with annual audits and requests from external auditors.
Development Finance Support
- Support forecasting of project costs, funding requirements, and project cash flows.
- Assist with financing compliance and lender reporting requirements.
- Prepare reporting packages for government funding programs and development incentives.
- Track occupancy redevelopment funding, grants, and capital funding programs where applicable.
- Assist management with project profitability and investment analysis.
Business Partnering
- Partner with development managers, project managers, construction teams, and operations leaders.
- Review invoices and payment applications for completeness and accuracy.
- Assist with vendor contract tracking and financial commitments.
- Provide financial insight to support project decisions and risk management.
- Participate in project meetings and development review discussions.
