Job description

Killam Apartment REIT, based in Halifax, Nova Scotia, is one of Canada's largest residential real estate investment trusts, owning, operating, and developing a $5.3 billion portfolio of apartments and manufactured home communities. We are currently seeking a Maintenance Manager to lead our Technicians and support the efforts of our property management team in Southwest Ontario (based in the Waterloo / Cambridge area).

This is an exciting opportunity for someone who is a team player with strong leadership skills and a background in construction, project management, building systems and maintenance processes.

This position is Monday to Friday, typically daytime hours and does require some flexibility should emergency situations occur.

What you will do :

  • Lead our maintenance team and drive efficiencies
  • oCoordinate, supervise and coach maintenance staff

    oInspect turnover units and determine scope of work

  • Support and collaborate
  • oWork with the Project Management team on regional projects and with property managers and outside contractors on the day-to-day needs of the properties

    oAdhere to operating and capital budgets

    oAssist with budget development and ongoing management

    oObtain quotes and submit proposals when required

  • Ensure safety compliance and provide technical expertise
  • oMaintain safe and economical operation of all systems and equipment, ensuring compliance with legislated occupational Health & Safety procedures

    oProvide leadership and technical support to other maintenance and building personnel to improve effectiveness and enhance tenant services

    oKnowledge of all technical services and components of the building including electrical systems, mechanical systems, energy management systems, fire alarm / safety systems, grounds, parking, renovations, swimming pool, etc.

  • Duties associated with Maintenance Manager position including but not limited to the above.
  • Who you are :

  • 3-5 years’ experience in a similar role
  • Highly motivated with excellent communication and interpersonal skills
  • A “hands-on” individual with proven leadership skills and strong attention to detail
  • Knowledge in general maintenance, HVAC, woodwork, plumbing, electrical, drywall, grouting, grounds maintenance, boilers, small appliances, etc.
  • Related certifications are considered an asset
  • Valid driver’s license and reliable vehicle
  • Ability to work with all levels of management, tenants and contractors in a professional manner.
