Position Overview
We are seeking an experienced and dynamic Sales Manager to oversee a multi-unit residential and mixed-use real estate portfolio across Ontario. The Leasing Manager will be responsible for maximizing occupancy, managing tenant relationships, and ensuring effective leasing operations for both residential and commercial tenants within the portfolio. This position plays a key role in supporting revenue growth, tenant retention, and delivering a high level of service to all stakeholders.
Primary Responsibilities :
Sales Management :
- Develop and implement leasing strategies to maximize occupancy and meet portfolio performance goals.
- Oversee lease negotiations, renewals, and terminations for residential and commercial tenants.
- Coordinate with marketing teams to create and manage property listings, advertisements, and promotional events.
- Maintain up-to-date knowledge of market trends and competitor activities to optimize rent rates and leasing strategies.
Tenant Relations :
Build and maintain positive relationships with tenants, ensuring a high level of satisfaction.Respond promptly to tenant inquiries, complaints, and maintenance requests.Collaborate with property management to ensure tenant concerns are addressed effectively and timely.Facilitate tenant retention by managing lease renewals and offering solutions that encourage long-term occupancy.Financial Management :
Monitor and report on leasing performance, including occupancy rates, rent collection, and income generation.Assist in budgeting and forecasting rental income for the portfolio.Ensure timely and accurate lease documentation and administration, including rent escalations and reconciliations.Compliance & Reporting :
Ensure compliance with all applicable laws and regulations, including provincial tenancy laws and local zoning regulations.Prepare and present regular leasing activity reports and metrics to senior management.Manage tenant applications and ensure proper vetting and background checks are conducted.Collaboration & Team Leadership :
Work closely with property management, marketing, and finance teams to align leasing goals with portfolio-wide objectives.Supervise and mentor staff leasing, providing training and performance feedback to ensure the team meets leasing targets.Coordinate with legal and compliance teams to handle complex leasing issues or disputes.Qualifications :
Bachelor's degree in Business, Real Estate, Property Management, or a related field.Minimum 5 years of experience in leasing management, preferably in multi-unit residential or mixed-use portfolios.In-depth knowledge of Ontario residential and commercial tenancy laws.Proven experience with lease negotiation, tenant relations, and marketing strategies.Strong financial acumen and experience with budgeting, rent collection, and revenue forecasting.Excellent communication, negotiation, and interpersonal skills.Ability to work independently and as part of a team, with a strong attention to detail and organizational skills.Proficiency with property management software (e.g., Yardi, MRI) and Microsoft Office Suite.Preferred Qualifications :
Real Estate license or relevant certifications.Experience managing a portfolio of both residential and commercial units.Strong network within Ontario's real estate market.Compensation :
