Building Operator

Salary Range : $64,000 – $67,000 per year
The Building Operator is responsible for providing operational and technical support by performing maintenance and repairs for the retail shopping centre. Reporting to the Contracts Manager, the Building Operator ensures that the shopping centre and related buildings are managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities
- Perform routine maintenance, including light bulb replacements, drywall repair, minor plumbing and electrical work, graffiti removal, painting, pressure washing, fixing furniture and fixtures.
- Assist with waste, recycling, hazardous materials handling, deliveries and inventory management.
- Coordinate and oversee service contracts such as snow removal, waste management, pest control, skylight and glazing cleaning / maintenance, compactor and composter repairs.
- Lead or support event set‑up and takedown for marketing events in line with Oakridge Park standards.
- Respond promptly to tenant work orders and service requests.
- Assist with seasonal requirements : snow removal, salting, planting, watering.
- Annual set‑up and removal of park and patio furniture and decoration.
- Conduct routine property inspections and perform scheduled preventative maintenance on building systems, equipment and structure (windows, doors, floors, carpeting, parking lot, walkways, etc.).
- Perform weekly, bi‑weekly, and monthly testing such as fire drills and maintain accurate work‑order records in the computerized system.
- Monitor computerized control systems within the building.
- Assist with other related duties as assigned.
- Participate in Occupational Health and Safety programs and report concerns.
- Stay current with industry best practices, legislative updates and new technologies.
- Participate in QuadReal training programs to enhance knowledge and ensure compliance with standard operating procedures.
Qualifications & Experience
1‑2 years of related maintenance experience (building operations experience is an asset but not required).5th Class Power Engineer (or equivalent) or working toward a Journeyman Certification.Experience in general carpentry, plumbing, and related trades is an asset.Scissor lift and boom lift certificate and training is an asset but not required.Knowledge of tools, materials, and methods used in building maintenance.Ability to perform physical effort : lifting, moving quickly in emergencies, working in various weather conditions.Availability for on‑call and after‑hours emergencies.Basic proficiency in Microsoft Office Suite and familiarity with computerized maintenance systems.Valid driver’s licence.Personal Traits and Skills
