Black & McDonald is actively seeking a Mobile Building Operator to join our dynamic Facilities Management & Operations (FMO) team in Vancouver, BC. This is an exciting opportunity for a hands‑on, customer‑focused, and technically skilled professional looking to grow their career in a supportive and fast‑paced environment. The Building Operator position will be based out of our Vancouver Office and report to the Project Manager.
Responsibilities
- In conjunction with the Project Manager and the team, plan and execute responsive and planned maintenance in accordance with facility management system.
- Operate and monitor computerized Building Management Systems (BMS).
- Perform routine inspections and preventive maintenance on building systems and equipment.
- Conduct minor plumbing and electrical repairs.
- Ensure safe conditions inside and outside of facilities.
- Respond to client service requests and ensure contract compliance.
- Establish methods to meet work schedules and co‑ordinate work activities with other subcontractors.
- Perform basic tours and log readings.
- Perform light duties such as cleaning, painting, garbage removal, snow removal, HVAC, plumbing, and other mechanical duties, assisting subcontractors’ technician’s mechanics, etc.
- Build and maintain customer and supplier / vendor relationships to enhance competitiveness in the industry and promote good customer relationships.
- Assist in preparing construction project budget estimates.
- Assist in planning and preparing construction schedules and milestones and monitor progress against established schedules.
- Assist in preparing contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
- Assist in developing and implementing quality control programs.
- Represent the company on matters such as business services.
- Prepare progress reports and issue progress schedules to clients.
- Assist in purchase of building materials.
- Review work / contracts / WIP for areas of risk and correct deficiencies.

Knowledge and experience in building automated systems and HVAC system3‑5 years of experience in the mechanical / electrical service industry and or in building operationsPrevious experience working in facilities would be preferredSkills, Abilities, And Other Requirements
Available for on‑call standby duties and emergency out‑of‑hours call outsClean Class 5 BC Driver’s License and abstractBasic computer skills and working knowledge of Excel, Word & OutlookExcellent verbal and written communication skillsAbility to follow written and verbal instructionsAbility to maintain a professional demeanor at all times with fellow employees and customersStrong problem solving skillsMust be able to obtain Reliability Status Federal security clearanceTravel between sites within the Greater Vancouver and Fraser Valley areas is required.Expected compensation for this role is a starting pay range between $28–$33 / hour dependent on skills and experience.
