Role Description

Reporting to the Maintenance Manager, the Maintenance Technician participates in activities related to preventative and unscheduled maintenance, supporting the team with the goal of providing exceptional resident satisfaction through excellent service at all times.

Responsibilities

  • Support preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, recording activities using Yardi Voyager Mobile Maintenance;
  • Assist with general maintenance and upkeep of parking areas, exterior grounds, garbage areas, mechanical rooms, and other common areas, including litter pick-up, sweeping, shoveling, pressure washing, or other tasks assigned by the Maintenance or Community Manager;
  • Ensure compliance with fire and life safety standards, including monthly testing and annual drills;
  • Follow QuadReal’s Health and Safety policies, understanding emergency procedures for fire, flood, and mold remediation;
  • Familiarity with emergency operation of electrical systems, elevators, boilers / chillers, fire panels, life safety systems, mechanical systems, sprinklers, and timer systems;
  • Coordinate and supervise tradespeople such as painters, electricians, and plumbers, and accompany contractors into occupied suites;
  • Represent QuadReal’s mission, vision, and values, acting as a brand and cultural ambassador;
  • Handle inquiries, feedback, complaints, or concerns professionally and courteously, interacting diplomatically with residents;
  • Participate in emergency response and on-call duties as required;
  • Perform other related duties as assigned. Must be able to lift at least 25 kilograms.

Experience and Qualifications

  • Experience with general maintenance duties;
  • Effective and professional communication skills, both oral and written;
  • Ability to develop cooperative relationships with staff, contractors, residents, and the public;
  • Proactive initiative to follow directions, learn, and execute tasks;
  • Intermediate proficiency in Microsoft Office Suite; familiarity with smartphone and tablet technology.
