Maintenance Operator

Role Description

The primary responsibilities of the Maintenance Operator include:

• Monitoring, repairing, and maintaining all building systems equipment, devices, controls, and distribution networks within the property;
• Monitoring, troubleshooting, adjustments of all control systems (lighting, BAS, Life safety, Environmental, Energy etc.);
• Identify signs of equipment malfunction and failure and correct, or report the problem to the Operations Supervisor or Operations Manager, providing a full and detailed report of the issue;
• Perform inspections and testing of all equipment, systems, and areas of property; make corrective measures as required. Maintain accurate and up to date logs of such inspections;
• Maintain daily operational logs, including detailed and thorough recap of the day's activities, important information on repairs, failures, system adjustments, etc.;
• Ensure optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort;
• Act as lead for all scheduled and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, etc.;
• Perform preventive maintenance tasks, ensuring work orders are completed thoroughly and in a timely manner; work orders are to be filled in with sufficient details;
• General maintenance including painting, minor drywall repair, ceiling tiles, minor carpet, baseboard, wallpaper, and caulking;
• Conduct general housekeeping/cleanup of one's workspace as required;
• Respond to service requests and emergency situations in a timely manner;
• Assist with environmental assessments and reporting;
• Support corporate energy management and efficiency programs;
• Champion and participate in corporate occupational health and safety program;
• Ensure property and systems are in compliance with regulatory bodies;
• Oversee and actively participate with waste, recycling, and hazardous materials and diversion management;
• Support and provide guidance on all insurance and risk management inspections, remedial actions, and reporting;
• Remain current and up to date with new industry practices, legislative changes, and new technologies;
• Comply with all QuadReal Policies and Procedures;
• Provide training and direction to fellow team members;
• Assist in training/developing General Maintenance Staff;
• Assist security and cleaning staff, i.e., traffic control, contractor issues and emergency situations;
• Other duties as assigned.
