About the Role:
Fitzrovia is seeking to hire a Maintenance Manager to join our team and manage a landmark development, Sen̓áḵw, in the Vancouver market. The Maintenance Manager is a senior role responsible for overseeing the comprehensive maintenance operations within our residential rental and retail communities. This position demands advanced technical skills and leadership abilities to ensure that all building systems operate efficiently and in compliance with safety regulations. The Maintenance Manager is responsible for guiding and supporting the maintenance team, coordinating with vendors, managing budgets, and working closely with the Capital Projects team on major projects and preventive maintenance initiatives.
This role represents a cornerstone position in Fitzrovia’s Vancouver expansion and offers the opportunity to help build and shape our local operations, culture, and service standards as we establish our presence in Western Canada.

The salary range for this position is $90,000 - $120,000, plus a competitive performance-based annual bonus, based on skills and experience. Responsibilities:
- Establish and maintain strong relationships with residents, staff, contractors, vendors, and customers, fostering a collaborative and positive environment aligned with Sḵwx̱wú7mesh Úxwumixw (Squamish Nation) values
- Build, onboard, train, and coach a high-performing maintenance team, serving as a technical and strategic resource to guide standards and best practices, while overseeing day-to-day operations and providing long-term technical oversight of the property
- Oversee, manage and provide technical guidance and recommendations to the maintenance team, assisting in the analysis and resolution of complex building system issues, and developing options for effective maintenance management
- Ensure the safe and compliant operation of all building systems, including HVAC, mechanical, life safety, plumbing, electrical, carpentry, painting, snow removal, and pool maintenance
- Oversee and manage the completion of all resident service requests efficiently and to the highest standard
- Oversee and manage the schedule for 24-hour on-call emergency coverage, including attending the site after hours when emergencies may require, ensuring the maintenance team is trained and prepared to execute established emergency procedures to protect resident safety and minimize property damage
- Supervise the preparation of market-ready suites, including painting, cleaning, general repairs, and housekeeping, to ensure a superior living environment for new residents
- Maintain the cleanliness and safety of all community areas, including all grounds are free from trash, debris, and hazards
- Coordinate with vendors for various maintenance services, including scheduling, requesting services, negotiating contracts, and managing vendor performance. Ensure all vendor work aligns with budget constraints and project timelines
- Monitor and report maintenance issues that impact the budget, including life safety concerns, building operations, vacant repairs, and common area needs, to the General Manager
- Plan, execute, and document all prescribed preventive maintenance tasks, ensuring continuous property upkeep and preventing costly repairs
- Collaborate with the Capital Projects team on major renovation projects and large-scale maintenance initiatives, providing input on project planning, execution, and resource allocation
- Ensure strict adherence to company policies and procedures, maintaining high standards of building efficiency and compliance with legislation such as the appropriate Building Code, Fire Code, local by-laws, cultural considerations (such as the Sḵwx̱wú7mesh values) and other relevant regulations
- Lead and participate in training programs as required by Fitzrovia and local city and provincial jurisdictions, ensuring the team is well-equipped to handle all maintenance challenges
- Provide exceptional customer service, consistently maintaining a professional and courteous demeanor in all interactions with residents, coworkers, and the public
- Safeguard and maintain all company tools and equipment, ensuring they are in optimal working condition and properly used by the maintenance team
Qualifications and Experiences:
- High school diploma or equivalent required; additional certifications in maintenance-related fields preferred
- 6+ years of experience in residential building operations, with advanced technical expertise in building systems and maintenance
- Demonstrated working knowledge of building systems, operations and maintenance practices in a complex environment
- Post-secondary education in building maintenance, building operations, construction trades, or a related technical field considered a strong asset
- 2+ years of supervisory experience, with a strong track record of leading and guiding maintenance teams
- Experience working with First Nations, specifically managing property on reserve land is an asset.
- Experience in vendor management, including scheduling services, budgeting, and contract negotiation
- Proficiency in working with computerized maintenance management systems (CMMS) and other digital tools for managing maintenance tasks
- Advanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing highly preferred
- Strong understanding of the Vancouver Building By-law, Vancouver Fire By-law, Canadian Electrical Code, Occupational Health and Safety Act, Sḵwx̱wú7mesh Úxwumixw By-law and cultural considerations (such as the Sḵwx̱wú7mesh values), and other relevant legislation, including “Confined Space” entry procedures and associated testing equipment
- Excellent verbal and written communication skills, with the ability to effectively interact with residents, staff, and vendors
- Demonstrated ability to multi-task, prioritize, and manage time effectively in a fast-paced environment
- Computer literacy, including proficiency in MS Office and other relevant software
- Occasional flexibility to work any shift, Sunday-Saturday, to support the company’s operational needs
- Comprehensive knowledge of all facets of building operations and maintenance

On-Call Expectations:
- The Maintenance Manager is expected to be oversee and manage the schedule for 24-hour on-call emergency coverage, including attending the site after hours when emergencies may require. The Manager must ensure the maintenance team is trained and prepared to execute established emergency procedures to protect resident safety and minimize property damage.
Workplace Conditions:
- Ability to perform physical tasks, including lifting, bending, and pushing up to 50lbs
- Working in both indoor and outdoor environments, sometimes in challenging weather conditions
- Working in construction environments during the property's opening phase, with exposure to dust, heat, noise, and other related conditions
