- Plans, co-ordinates and supervises day-to-day core facility operations including overseeing all electrical, mechanical and other trades.
- Coordinates and tracks the progress of electrical and mechanical shutdowns for preventative maintenance or emergency repair situations and annual high voltage preventative maintenance
- Plans, schedules and estimates labor, material, equipment and downtime to complete maintenance and repair works
- Oversees continuity of building base services through ensuring availability of redundant equipment and shift staff who are employed on 7 / 24 basis as well as various tradespeople who provide maintenance and repair services to physical plant equipment and building elements
- Review BAS system reports, ensures alarms are cleared, their cause is fixed and supervises the efficient and safe operation of all equipment including electrical infrastructure, chillers, cooling towers, hot water boilers, steam boilers, air handlers, emergency diesel generators and their auxiliary and ancillary equipment
- Provides leadership and clear business direction to unionized staff allocate work orders to ensure timely completion of preventive maintenance and repair work orders
- Assists Building Operators in responding to emergency situations in the evenings, and effectively communicates status updates to Facilities Managers
- Ensures consistent administration of work rules, policies and procedures and provisions of collective bargaining agreement
- Enforces observation of guidelines, rules and regulations of health and safety as well as infection control appropriate to the area of work by his subordinates
- Researches specifications, drawings and O & M manuals in order to direct tradespeople for “doing the work right the first time” when performing a task
- Monitors and analyzes all energy conservation methods, assesses impact and makes recommendations where feasible
- Ensures that all work is carried out in accordance with applicable codes, regulations, policies, standards and guidelines; assisting with monthly fire drills, and for training of staff in fire panel and other procedures
- Develops functional relationships with client departments and committees to ensure their needs are satisfactorily met; liaise with staff, stakeholders and administrators in developing, planning, implementing and monitoring quality improvement initiatives
Qualifications include but are not limited to :
Completion of College program in either Building Systems Maintenance, Mechanical or Electrical, and previous healthcare experience preferred.Any trade licenses or equivalent certification essential.Minimum there (3) years of supervisory experience in healthcare physical plant operations maintenance and / or electrical / plumbing infrastructure.Computer literacy in Building Automation Systems (Honeywell EBI / Metasys) word processing, spreadsheets and CMMS preventative / demand maintenance systems is necessaryStrong communications and excellent interpersonal skills, combined with good analytical, problem solving, organizational and financial management skills requiredThe ability to work effectively under conditions of multiple demands and tight time lines, including off hoursDemonstrated excellent Customer Service skillsExemplary knowledge of facilities and building systemsMust be available for on-callTotal Compensation
