Job Description :

Our client, a residential real estate high-rise developer is seeking a Director of Planning and Development to join their team.

As the Director of Planning / Development, you will play a pivotal role in the organization, overseeing the planning and development of high-rise projects from conception to completion.

Leveraging your extensive experience in the GTA market, you will collaborate closely with internal teams, external consultants, and City of Toronto staff to navigate complex regulatory processes, mitigate challenges, and ensure the successful design, development and approvals of projects on time and within budget.

Responsibilities :

  • Lead the planning and development process for high-rise projects, from initial feasibility studies through to project completion, ensuring alignment with company goals, timelines, and budgetary constraints.
  • Actively engage with City of Toronto staff, municipal authorities, and other stakeholders to obtain necessary approvals, permits, and variances, navigating regulatory frameworks and zoning requirements effectively.
  • Manage and coordinate a diverse team of consultants, including architects, engineers, planners, and legal advisors, fostering collaboration and driving project progress.
  • Conduct thorough due diligence assessments, feasibility studies, and risk analyses to identify opportunities and mitigate potential challenges throughout the development lifecycle.
  • Develop and maintain strong relationships with key stakeholders, including landowners, investors, community groups, and government agencies, representing the company’s interests and fostering positive rapport.
  • Provide strategic input and recommendations to senior leadership regarding project feasibility, market trends, and opportunities for optimization and value enhancement.
  • Monitor project performance against established metrics, proactively identifying and addressing issues to ensure project milestones are met and quality standards are upheld.
  • Stay abreast of industry trends, regulatory changes, and emerging best practices, continuously seeking opportunities to enhance processes, improve efficiencies, and drive innovation within the organization.

Qualifications :

  • Minimum of 10 years of experience in real estate development, with a focus on high-rise projects within the GTA market.
  • Proven track record of successfully managing complex development projects from inception to completion, with a strong understanding of regulatory processes, zoning requirements, and municipal approval procedures.
  • Extensive experience liaising with City of Toronto staff and other governmental agencies, with a demonstrated ability to navigate bureaucratic processes and secure necessary approvals.
  • Exceptional leadership and team management skills, with a collaborative approach to problem-solving and a proven ability to motivate and inspire cross-functional teams.
  • Strong analytical abilities, with a keen attention to detail and the ability to conduct thorough due diligence assessments, financial analyses, and risk evaluations.
  • Excellent communication and negotiation skills, with the ability to effectively articulate ideas, influence stakeholders, and build consensus among diverse groups.
  • Bachelor’s degree in Urban Planning, Architecture, Engineering, Business Administration, or a related field; Master’s degree preferred.
  • Professional designation or accreditation (e.g., P.Eng, PMP, RPP, LEED) considered an asset.
