Job description
Job Description

The Senior Project Manager Building Science leads complex building science and building envelope projects within Vancouver, British Columbia, Canada. This role operates within multidisciplinary engineering and construction teams, delivering technical oversight across new construction, renovation, and rehabilitation programs for residential, commercial, and institutional assets.

Project scope includes building enclosure investigations, design reviews, sustainability-driven upgrades, and construction-phase quality assurance. The role spans full project lifecycle delivery—from condition assessments and field investigations to rehabilitation design recommendations and implementation oversight—while ensuring compliance with applicable building codes, standards, and performance requirements

The ideal candidate brings 7+ years of experience in building science or building envelope consulting, with demonstrated responsibility in managing technically complex projects. Experience in façade systems, roofing assemblies, waterproofing systems, and energy-efficient performance strategies is essential to support sustainable building outcomes.

  • Lead and manage building science and building enclosure projects for new and existing residential, commercial, and institutional buildings.
  • Perform comprehensive reviews of architectural, structural, and building envelope design drawings and shop drawings, ensuring compliance with applicable codes, standards, and best practices.
  • Conduct detailed investigations and condition assessments of building envelope systems, including cladding, roofing, below-grade waterproofing, balconies, and parking structures, to identify performance issues, deficiencies, or damage.
  • Plan and oversee site inspections, exploratory openings, and field testing of enclosure assemblies.
  • Analyze findings and prepare technical reports, deficiency reviews, and repair/rehabilitation recommendations, and present results to builders, developers, property managers, and owners.
  • Provide field review services during rehabilitation and renewal projects, including site meetings, mock-up reviews, deficiency reporting, and site instructions.
  • Review shop drawings, specifications, and material submittals for conformance with project intent, codes, and building science principles.
  • Support builders and developers by advising on construction methods, addressing deficiencies, and assisting with building performance–related claims.
  • Guide and mentor junior staff through report reviews, technical oversight, and professional development.
  • Participate in proposal development, including scope definition, resourcing, and fee estimates, and contribute to business development through client relationships and industry engagement.
  • Collaborate with multidisciplinary teams to support project execution, quality assurance, and overall team performance.
  • Ensure compliance with the BC Building Code, WorkSafeBC requirements, and industry best practices.
  • Perform other duties and contribute to special projects as required.

Qualifications

Required

  • Bachelor’s degree in Engineering, Architecture, Building Science, or related discipline.
  • Minimum 7+ years of experience in building science, building envelope consulting, or a related technical field.
  • Proven experience managing construction, renovation, or rehabilitation projects from investigation through implementation.
  • Strong technical knowledge of building envelope systems including cladding, roofing, and waterproofing assemblies.
  • Experience conducting building envelope investigations, condition assessments, and performance testing.
  • Working knowledge of building codes, including provincial building codes and municipal bylaws.
  • Demonstrated experience in technical reporting, stakeholder coordination, and construction-phase services.

Assets

  • Professional designation (P.Eng., Architect) or eligibility for registration.
  • Credentials in building science or sustainability (e.g., BSS, LEED AP, WELL AP).
  • Experience with energy efficiency strategies and sustainable building performance.
  • Exposure to large-scale institutional or mixed-use developments.
  • Experience with building performance claims analysis or litigation support.
