Brigil is currently looking for a Director Commercial Leasing.

Under the supervision of the Chief Operating Officer Rental Division the incumbent represents Brigils vision within the scope of commercial rental projects. The incumbent is responsible for developing client relationships coordinating property tours preparing leasing documentation and conducting compliance analyses while collaborating closely with internal teams to ensure the success and profitability of each project.

Responsabilités

  • Identifier et approcher de nouveaux locataires potentiels (PME franchises entreprises régionales) afin de maximiser loccupation des espaces commerciales.
  • Participer à des événements de réseautage et établir des partenariats pour accroître la visibilité et lattractivité des propriétés disponibles.
  • Accompagner les clients dans la définition de leurs besoins et évaluer la faisabilité de leur projet locatif selon les critères financiers techniques et réglementaires.
  • Réaliser des analyses de compatibilité entre les besoins des clients et les espaces commerciaux disponibles en tenant compte des objectifs de rentabilité.
  • Vérifier la conformité des projets aux normes durbanisme de sécurité et aux règlements municipaux applicables.
  • Préparer et négocier les baux commerciaux en étroite collaboration avec les parties prenantes internes (ou équipes concernées)
  • Gérer lensemble du processus locatif des propriétés commerciales et maintenir une communication proactive avec les locataires pour assurer leur satisfaction et leur fidélisation.
  • Coordonner et effectuer les visites des propriétés commerciales en assurant une présentation stratégique des espaces selon les besoins des clients potentiels.
  • Produire des rapports danalyse pour appuyer les décisions de gestion et suivre les indicateurs de performance locative afin de proposer des ajustements stratégiques.
  • Effectuer toute autre tâche connexe liée au poste ou aux projets locatifs en cours.

Qualifications et compétences requises

  • Diplôme ou certificat en gestion immobilière administration des affaires ou domaine connexe. Expérience en analyse financière constitue un atout.
  • Minimum de 3 à 5 ans dexpérience dans un rôle de gestion locative ou de direction immobilière commerciale.
  • Maîtrise des outils de gestion immobilière.
  • Bonne connaissance des lois et règlements en matière de location commerciale au Québec et en Ontario.
  • Capacité à analyser des dossiers locatifs évaluer la conformité et proposer des solutions adaptées.
  • Excellentes habiletés en négociation et communication à loral et à lécrit en anglais et en français.
  • Minimum de 5 à 7 ans dexpérience dans un rôle de gestion locative ou de direction immobilière commerciale.
  • Être organisé méthodique polyvalent créatif autonome et soucieux du détail.
  • Avoir la capacité de jongler avec plusieurs projets simultanément tout en respectant les priorités et les délais.

  • Guide clients in defining their leasing needs and assess project feasibility based on financial technical and regulatory considerations.
  • Analyze the compatibility between client requirements and available spaces ensuring alignment with business and profitability objectives.
  • Ensure leasing projects comply with all relevant urban planning safety and municipal regulations.
  • Prepare review and negotiate commercial leases in close collaboration with internal stakeholders and legal advisors.
  • Oversee the full leasing process for commercial properties and maintain proactive communication with tenants to ensure satisfaction and retention.
  • Coordinate and conduct property tours presenting spaces strategically to address the specific needs of potential clients.
  • Produce analytical reports to support management decisions and track key leasing performance indicators recommending strategic adjustments as needed.
  • Perform other related duties as required to support ongoing commercial leasing activities.
  • Qualifications and skills required

  • Diploma or certificate in Real Estate Management Business Administration or a related field. Experience in financial analysis is considered an asset.
  • Minimum of 5 to 7 years of experience in commercial property management or leasing leadership.
  • Proficiency with real estate management tools and software.
  • Strong knowledge of commercial leasing laws and regulations in Quebec and Ontario.
  • Ability to analyze leasing files assess compliance and recommend appropriate solutions.
  • Excellent negotiation and communication skills both verbal and written in English and French.
  • Highly organized methodical versatile creative and detail oriented.
  • Proven ability to manage multiple projects simultaneously while maintaining priorities and meeting deadlines.

Responsibilities Prepare and complete bank reconciliations for multiple entities. Support month-end close activities including journal entries and balance sheet reconciliations. Perform work-in-progress (WIP) analysis for ongoing construction projects. Prepare and file sales tax reports accurately and on time.
