Job description

We are looking for a Property Manager to join our Residential team in Dawson Creek, BC. Reporting to the Regional Director, you will lead a smaller-sized region or portfolio, providing leadership and direction to site staff. Property Managers are critical to our delivery of world-class customer service in our buildings.

Responsibilities:

  • Manage, direct, and motivate site staff
  • Establish and maintain "Collected Occupancy" standards at the highest level achievable
  • Ensure maximum level of customer service to residents is provided, responding to and addressing resident complaints and concerns
  • Promote excellence in residential property team management relations
  • Responsible for minimizing delinquency
  • Manage rent, vacancy, and rental incentives.
  • Oversee training and ensure retention of staff
  • Develop and approve a team marketing plan to maximize the Gross Potential by utilizing the plan for rent increases
  • Review regional numbers daily, including but not limited to vacancy, rentals, arrears, ready suites, and outstanding work orders
  • Review NOI on all properties - ensure effective expense control and operating costs
  • Design and develop systems to maximize cash flow for properties
  • Encourage and direct the team to pursue excellence with the appearance of each property
  • Monitor fuel and utility consumption to assure budgets are maintained
  • Optimize properties value and return on investment
  • Understand and meet federal, provincial/territorial, and local laws, bylaws, codes, and property standards
  • Conducts physical inspections of property on a regular basis, providing direction for maintenance, grounds, and custodial staff in meeting established property standards
  • Support and assist in office administration
  • Involved in leasing of suites and delegating when necessary
  • Provide and meet report deadlines as set out by the Regional Director
  • Coordinate and involve HR when recruiting and dealing with progressive discipline or terminations
  • Contribute as part of the Regional Manager team regarding policies, procedures, and financial matters
  • Other duties as assigned

Qualifications:

  • Able to work independently, is a self-starter, and takes pride in a job well done
  • At least three years of experience in a supervisory role is required.
  • Proven ability to work productively and calmly while under pressure, with good time management
  • Strong financial management and computer skills are required
  • Good customer service skills pleasant demeanor, and an ability to speak and write English fluently
  • Able to lift up to 50 lbs, work in changing weather conditions, and be in good physical shape
  • Must be physically fit as the position requires standing for long periods of time and lifting heavy objects
  • Must have a valid driver's license and be able to provide a criminal background check free of relevant convictions
