Your new companyHays is proud to partner with this established REIT, whose portfolio is composed of over 370 properties totaling approximately 30 million square feet.Together, we are seeking an experienced Property Manager to oversee the Eastern Canada portfolio. This position could be based out of Montreal or the Atlantic region, and it would require travelling between said regions.Your new role

  • The Property Manager, reporting to the Director, Property Management, will oversee a retail portfolio across Montreal and Nova Scotia. This position can be located in either Montreal and Nova Scotia, and will require travel between the two regions. Outside of site inspections, this position is fully remote.
  • The Property Manager ensures that assigned retail properties are operated and maintained in a cost-effective, safe and efficient manner as per the operating parameters and standards of our client. The incumbent is accountable for the financial and operational performance of a group of properties within a region and acts as the primary representative for day-to-day contact with the tenants. In addition, the Property Manager will be responsible for maintaining and enhancing tenant relationships and landlord branding.Performs financial control activities including the development of annual operating budgets, performing monthly budget analysis and re-forecasting allocations as necessary, rent collection and meeting annual targets; Liaises with the tenantson day-to-day property management issues; Develops and maintains preventative and corrective maintenance schedules; and oversees maintenance activities; Meets provincial / federal / municipal legislation and standards with respect to employment standards, human rights, employment equity, health and safety, environmental, etc; Manages subcontractor activities for goods and services including preparation of tender documents, tender and bid analysis, negotiating the best possible terms and preparing contract documents and monitoring subcontractor performance as per operational process and procedures; Supervises administrative staff, including directing activities, establishing goals and objectives, performance evaluation and communicating vision for operations and maintenance; Collaborate with Leasingto develop and implement a solid team, based on the development and building of strong tenant relationships, ensuring a high rate of tenant retention; Creation and management of Temporary Licence Agreements; Explore avenues for increased revenue streams where available; Responds to Tenant billing inquiries and related correspondence; Approval and sign-off ofrent rolls; Provides recommendationsof account write-offs for senior management approval; Prepares strategic analysis of properties considering financial indicators, market analysis and long term project plans; Monitors service level requests from tenants and ensure that they are within the scope of the leases; Required to respond to after-hours emergency callsOther special projects and duties as assignedWhat you'll need to succeedThree (3) to seven (7) years experience as a Commercial Property Manager.One of the following professional designations (strong asset) – Certified Facility Manager (CFM), Certified Property Manager (CPM), Facility Management Administrator (FMA), Real Property Administrator (RPA), Certified Shopping Centre Manager (CSM), Accredited Shopping Centre Manager (ASM).Ability to work independently with limited direction; Excellent accounting andbusiness management skills; Excellent at planning and organizing; Strong people management, mentoring and coaching skills; Travel required to portfolio properties within a specified geographic area; Ability to multitask andto prioritize in a fast-paced environment; Experience with Yardi Property Management SoftwareKnowledge of building standards and requirements coupled with sound technical knowledge; Valid driver’s license (as required); travel required for therole; Proficiency in English and French requiredWhat you'll get in returnA competitive salary based on experience; The ability to work remotely (albeit site inspections); A comprehensive benefitspackage (access to group insurance; RRSP plan & employer contribution; corporate discount; financial support towards relevant education; and more perks);Competitive vacation package + personal days +volunteer hoursWhat to do nowIf you're interested in this role, click 'apply now' to forward an up-to-date copy of your CV, or call us now.If this job isn't quite right for you, but you are looking for a new position, please contact us for a confidential discussion about your career.
