Project Manager

Colonnade BridgePort is a leading real estate investment, management, and development company with a growing presence across Ontario, Quebec, New Brunswick, PEI and Nova Scotia. We provide investment management, asset management, property management, leasing and development services.

This position, reporting to the Vice President of Strategic Operations and Sustainability, will join the Colonnade BridgePort Construction Project Management team, which supports a portfolio exceeding 15 million square feel across multiple asset classes and provinces. The construction project management team delivers over 130 projects annually with a total value in excess of $20M. The incumbent will serve as Project Manager for numerous types and scale of projects within the National Capital Region.

Responsibilities:

Project Management

• Lead end-to-end management of construction projects, scope development, budgeting / estimating, procurement and negotiation of professional services and construction contracts, and oversight of design and construction professionals for a wide variety of projects within the existing building portfolio.
• Develop and maintain high-level project schedules, review contractor schedules, and manage municipal approvals and agreements (e.g., permits).
• Oversee all project administration processes and documentation, including proforma inputs for financial analysis, budgeting, accounting, invoice reviews, progress draws, change management, and variance reporting.
• Conduct site inspections to ensure quality standards and adherence to specifications.
• Coordinate project completion activities, such as substantial completion, delivery of O&M manuals, and monthly internal reporting.
• Proactively identify, assess, and mitigate project risks; ensure compliance with health, safety, and environmental regulations; and optimize resource allocation for projects of all sizes.
• Facilitate clear and timely communication with internal and external stakeholders, track key milestones, implement continuous improvements, and build strong client relationships.

Budgeting & Financial Management

• Develop and manage overall construction budgets, ensuring cost-effective allocation of resources.
• Work closely with property management and leasing teams to monitor expenditures, optimize project financing, and drive financial efficiency.
• Implement cost control strategies while maintaining project quality and compliance standards.

Stakeholder & Client Engagement

• Serve as the primary point of contact for clients ensuring clear communication and alignment on project goals. Provide regular updates to property owners, asset managers, and internal leadership.
• Build and maintain strong relationships with contractors, consultants, government agencies, and regulatory bodies.
• Ensure client satisfaction by delivering high-quality projects that meet or exceed expectations.

Risk Management & Compliance

• Identify and mitigate project risks through proactive planning and execution.
• Ensure all projects comply with local building codes, safety regulations, and legal requirements.
• Lead contract negotiations and oversee adherence to contractual agreements.

Evolution & Process Improvement

• Implement industry best practices and technologies to enhance project delivery and operational efficiency.
• Evaluate and integrate sustainable and energy-efficient construction practices into projects.
• Support incentives and financing.
• Identify, develop and manage resources for Property Teams who undertake projects independently.
• Continuously refine project management workflows to improve productivity and outcomes.
• Support the Strategic Operations and Sustainability team by providing guidance, perspective and insight on standardization and efficiency projects.

Qualifications:

• Over 3 years of direct experience in construction project management, overseeing a variety of projects in Ontario and Quebec for existing commercial and/or multi-unit residential (30+ units) properties.
• Fluently bilingual in English and French, oral and written, is required.
• Demonstrated ability to support various phases of construction projects including budgeting, design coordination, procurement, contract administration, and team collaboration under supervison..
• Background in assisting with commercial real estate renovations and helping to manage property portfolios.
• Familiarity with basic project management techniques, including scheduling, risk identification, and quality checks.
• Experience using project management software such as MS Project, Primavera, and Procore for tracking project progress.
• Understanding of municipal approval processes, building codes, safety regulations, and legal standards relevant to construction work.
• Basic financial skills in tracking budgets, monitoring costs, and supporting project financing activities alongside property or leasing teams.
• Effective in building positive relationships and communicating with team members, contractors, consultants, and regulatory personnel.
• Interest in learning and applying industry best practices, new technologies, and sustainable construction methods to enhance project outcomes.
• Valid Class G diver's license and access to own vehicle required.

Compensation:

• Salary Range: $90,000 to $110,000 annually.
• Eligible for annual discretionary incentive bonus.
