About the Role

As a CBRE Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do

• Perform daily rounds and log readings
• Review and complete daily entries into engineer's log; investigate any issues
• Complete preventive / demand maintenance tasks and input histories into Computerized Maintenance Management System (CMMS) as needed; report required changes to supervisor
• Start-up / shutdown building infrastructure equipment
• Ensure maximum energy efficiency, inspect / operate / maintain and repair mechanical / electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
• Perform repairs such as : replace washers / faucets, clear sinks, toilets and drains, clear grease traps / sumps, re-pack valves, replace pumps / motors, reset breakers, repair pipe systems, etc.
• Maintain fan / air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements
• Conduct water treatment tests
• Conduct generator tests
• Troubleshoot / repair all building infrastructure equipment
• Escalate unusual events, occurrences or unsafe conditions to supervisor
• Respond to tenant requests and emergencies
• Oversee work of contractors / external service providers to ensure adherence to contract specifics and company / industry standards
• Participate in meetings as required
• Pump teardown / minor repairs / alignment
• Perform general building maintenance / repairs (i.e., painting, drywall, grounds maintenance)
• Assist other classifications / trades as required
• Other duties as assigned

Compensation & Benefits

This role pays up to 60k annually. It also comes with benefits, a pension plan, and shift premium for weekends, on-call, and rotational (afternoons and nights) shifts. CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The salary range being offered for the Building Operator role is $50,000 - $60,000 annually. The compensation provided to a successful candidate will depend on their skills, qualifications, and experience.
