Job Role
Reporting to the Manager and / or designate, the Maintenance Worker performs a variety of demand, routine, and preventative maintenance repairs, including safety and quality inspections, grounds and landscaping care, snow and ice removal, testing emergency call and life safety equipment for their assigned site(s).
Job Duties
- 1.Performs maintenance by identifying the nature of problems and making repairsto a variety of equipment and systems;
- 2.Prioritizes maintenance requests and scheduled workload so maintenance canbe completed in a timely, customer service focused manner;
3.Completes daily and cyclical equipment checks on boilers, exhaust fans, air handling units, and other equipment
4.Records boiler readings and pressures, domestic hot water and assisted bathingtemperatures;5.Performs mechanical and electrical troubleshooting and repairs on systems
6.Replaces zone valves and thermostats;7.Performs minor electrical and mechanical repairs to kitchen, housekeeping, andlaundry equipment and small appliances;8.Performs minor equipment and structural repairs to walls, ceiling, and floorsurfaces;9.Provides building and furniture repairs and maintenance
10.Performs painting, minor carpentry and masonry work
11.Conducts testing of life safety equipment
12.Performs repairs to site owned resident use and common area furnishings;13.Performs repairs and cyclical maintenance on janitorial equipment
14.Perform seasonal set up and change over
15.Maintains building accessibility and appearance
16.Complete daily grounds and landscaping rounds.
17.Maintain sidewalks, parking areas, and roads
18.Performs minor repairs and parts replacement on grounds equipment andmachinery;19.Maintains a safe and tidywork environment by following securitymeasures,locking up tools and equipment;20.Assists Housekeeping Services as requested with furniture moving, annualcleaning projects and cyclical and turnover cleaning of light fixtures.
21.Clean building areas such asmechanical rooms, crawl spaces, mechanicalshops, outdoor storage areas, and garages as required;22.Submits Order Requisitions for maintenance parts / supplies and receivessupplies and stores in designated areas.
23.Assist with resident move-ins such as hanging pictures and placing furniture asrequested;24.Advises supervisor of any problems regarding building, systems, or equipment;25.Maintains computerized and manual logs
26.Coordinates and / or completes preventative maintenance activities
27.Participates in the "on call" after hours emergency roster;28.Participates in site events and assists with setting up and taking down tables,chairs, equipment etc. to support special events for staff, residents, families, andvolunteers;29.Attends all regularly assigned and required meetings and prescribed training;30.Performs other related duties as assigned.
Knowledge, Skills, and Abilities
Education, Training, and Experience
Minimum grade 12 and three (3) years of related maintenance experience in aresidential or continuing care organization is required;Demonstrated mechanical aptitude with at least one year's experience in plantoperations and maintenance is required;5th Class or Building Operator "A" Certificate or equivalent is preferred;Journeyman Trade Certification as an electrician or plumber is preferred;Class 5 Drivers License and a reliable vehicle for travel between assigned sites is required;Basic computer skills – Microsoft Outlook and texting required;Certification in Fall Arrest and Confined entry or requirement to obtain samewithin three months of hire required; andStandard First Aid and CPR or requirement to obtain same within three monthsof hire requiredSkills and Abilities
