Position Summary
TRITAN Group has an exciting opportunity for maintenance technicians and building operators. Our client is an established National Property Management firm looking for an ambitious building operator to join their Edmonton team. The Building Operator is responsible for maintaining the operational systems and physical condition of the assigned properties in the portfolio, ensuring that all mechanical, electrical, and plumbing systems function efficiently, and that the buildings are clean, safe, comfortable, and compliant with regulations.
Roles and responsibilities
- Performs routine, preventative and ad-hoc maintenance and schedule programming of all building and site equipment (incl. fire, life, safety and emergency systems, HVAC, energy, security and video surveillance systems and ground-keeping equipment)
- Ensure the property adheres to the company standard policies & procedures.
- Ensures all building life, safety and emergency systems are maintained : including the routine fire alarm tests and fire warden meetings and compliance with all Health and Safety, Risk Management and environmental policies and procedures as they relate to the property;
- Perform minor mechanical repairs, including basic preventative mechanical maintenance and common elements repairs.
- Ensure the building is covered for after-hours service for emergencies, provided promptly and efficiently, and advise the Property Manager at any time when service cannot be provided for such emergencies.
- Performs tenant repairs and service requests in a timely manner
- Supervises contractors working on-site.
- Assists with various construction projects, coordinates receipt of quotes from various third-party service providers, if required
- At some properties, may assist with maintenance of vacant space
- Conduct regular interior, exterior and inspections of properties for damage and perform or arrange repairs;
- Monitor building security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies;
- Any other job-related duties and / or projects that may be assigned.
Qualifications
Minimum 2 - 4 years of relevant experience in building operations or related trades5th class building operator certificateWorking knowledge of computerized building systems and operations-specific software.Excellent technical troubleshooting and problem-solving skillsClient service skills and the ability to prioritizeExcellent organizational skills.
