DESCRIPTION :
This position is responsible for performing full project management for the Construction Services Department and ensuring smooth and efficient operation in accordance with tenant and owner's expectations. The incumbent will require an overall understanding of the supervisor, tenant, and owner's affairs.
RESPONSIBILITIES : Day to Day Tasks
Track project(s) finances and schedule.
Perform monthly forecasting in Yardi.
Responsible for creating and issuing budget revisions in Yardi.
Approve invoices and purchase orders.
Provide accurate project updates to all stakeholders.
Assist with Tenant Coordination (Office + Retail)
Review and ensure the tenant construction documents comply with Brookfield TDCM.
Issue LL drawing review letter with recommended changes to comply with Brookfield TDCM.
Lead all coordination efforts before and during construction with the Tenant and its Consultants to assist in resolving building issues, and site problems and to assist in maintaining schedule.
Attend site meetings and monitor Tenant’s construction projects to ensure compliance with building standards and quality.
Gather all pre-construction documentation.
Assist with LLW & Capital Project Management
Help prepare and participate in budget estimates and schedules for proposed LLW.
Recommend selection of consultants and contractors for Landlord Work.
Ensure LL obligations are met, key milestones dates are identified, and the project is delivered successfully on time and within budget.
Prepare and review tender documents, contracts, purchase orders and forecasting through Yardi.
Review documentation during the project including shop drawings, schedules, site instructions, and change orders. Ensure that required closeout documents are received and filed and all permits are closed.
Monitor deficiency lists, and review projects at the end of the warranty period for defects and non-compliance items.
Advise management of up-to-date construction management concepts and practices.
Assist with Capital Planning
10-year capital plan efforts for all properties in the Western Region.
Coordinating tasks with the property teams.
Assist in Developing project scopes, gathering budget information, and creating budget sheets.
Other duties as assigned.
QUALIFICATIONS
SERVICE / PERSONAL SKILLS :
Understanding of basic accounting methods, strong problem-solving skills and detail-oriented.
The ideal candidate is a confident self-starter with exceptional communication, organization, and interpersonal skills.
Knowledge of building codes, contract law, construction materials, and design concepts.
Ability to read, interpret and understand drawings and specifications.
Experience with negotiations and budgeting is a definite asset.
The successful candidate should be able to work with moderate direction and take ownership of assigned tasks.
They should be resourceful with a demonstrated ability to assess and understand complex issues, identify required actions, and improvise where necessary.
Strong service orientation and time management skills.
EXPERIENCE :
Minimum three (3) to five (5) years related experience in retail, commercial and base building construction and renovations.
Previous experience in property management or construction coordination is an asset.
EDUCATION / DESIGNATIONS / LICENSES :
Post-secondary education : university degree Preferred.
Civil engineering technologist diploma from a recognized institution with ASET Certified Engineering Technologist (C.E.T.) designation.
TECHNICAL SKILLS :
Strong working knowledge of Microsoft Suite is required including advanced skills in Word, Excel, PowerPoint, Outlook, and Microsoft Project.
Experience working with Yardi or similar property management accounting software would be preferred.
