We are looking for a Leasing Coordinator to join our Residential team in Winnipeg, MB. Reporting to the Regional Manager, the Leasing Coordinator is responsible for supporting the successful leasing and occupancy of Northview's residential properties by managing the leasing process from initial inquiry through move-in. This role serves as a primary point of contact for prospective residents, coordinating inquiries, viewings, applications, screening, lease documentation and follow-up while maintaining accurate leasing records and information. Through responsive customer service, effective leasing and marketing practices, and an understanding of local rental market conditions, the Leasing Coordinator helps maximize occupancy, support rental revenue and provide a positive experience for prospective and new residents.
Responsibilities:
- Serve as the primary point of contact for prospective residents throughout the leasing process, responding to leasing inquiries promptly and professionally, including outside regular working hours as required
- Respond to prospective resident inquiries regarding available units, rental rates, amenities, application requirements, and leasing processes
- Schedule and conduct apartment viewings and provide prospective residents with accurate information regarding available properties and units
- Follow up with prospective residents following viewings and inquiries to support timely leasing decisions and maintain accurate leasing activity
- Process rental applications in accordance with established policies and procedures
- Conduct reference and credit checks and review application information to support resident selection in accordance with applicable legislation and company guidelines
- Coordinate required application documentation and communicate application status and next steps to prospective residents
- Prepare and complete lease agreements and related legal documentation, ensuring required information is accurate and documents are properly executed
- Conduct move-in and move-out appointments with residents and ensure required documentation is completed and signed correctly
- Perform vacant unit inspections, ensuring timely readiness and coordinating unit turns and move-ins with maintenance teams
- Maintain accurate leasing records and resident information in applicable systems
- Market available rental units in accordance with current policies, procedures, and approved marketing practices
- Maintain accurate and current listings for available rental units and update marketing information as availability changes
- Conduct periodic market surveys within the assigned market and provide recommendations on rental rates for vacant apartments based on market conditions and comparable properties
- Monitor local rental market conditions, competitor offerings, and other relevant factors to support leasing and pricing decisions
- Maintain accurate leasing records, reports, and documentation and provide leasing information to operational teams as required.
Qualifications:
- Minimum three years' leasing experience, preferably in residential property management, building management, or real estate sales
- Demonstrated experience in leasing and converting prospective residents, including the ability to effectively close rental opportunities
- Experience developing and implementing creative marketing strategies to attract prospective residents an asset
- Strong computer skills, including proficiency with Microsoft Office and relevant leasing/property management systems
- Exceptional verbal and written communication skills
- Valid driver's licence and, where required, access to a reliable vehicle
