Key Responsibilities

Financial Reporting & Compliance

Ensure compliance with Company accounting policies, ASPE where appropriate, tax requirements and regulations.
Prepare and / or review annual financial statement support packages for legal entities and property portfolios.
Coordinate with external accountants for preparation of annual financial statements for multiple legal entities, including corporations, partnerships and joint ventures.
Manage intercompany accounting, reconciliations and consolidations across numerous entities including corporations, co-ownerships, and limited partnership structures. With multiple equity partners, ensuring properly recording and reconciling of legal entity ledgers is vital.

Property & Project Accounting

Oversee property-level accounting, including rental income, CAM reconciliations, and lease incentives.

Perform property accounting functions for properties / elements as required and appropriate.

Manage accounting for property acquisitions, disposals, and joint ventures.

Oversee development project accounting, including capitalization of costs.

Ensure accurate revenue recognition for lease agreements and property sales.

Budgeting, Forecasting & Financial Planning

Lead annual budgeting for property portfolios and development projects.

Analyze variances in rental income and operating expenses.

Maintain rolling forecasts.

Support asset management with financial reporting.

Cash Flow, Treasury & Funding

Monitor cash flow at property and portfolio levels, executing cash movements as required.

Prepare ongoing cash flow forecasts, incorporating upcoming requirements and exposures.

Manage banking arrangements and requirements across the portfolio and its 40+ bank accounts.

Oversee accounts payable levels and vendor payment process.

Internal Controls, Risk & Governance

Maintain general ledger and chart of accounts.

Design and maintain internal controls over rental billing, service charge recoveries, and capital expenditures.

Ensure accurate reconciliation of tenant accounts and service charge balances.

Contribute to developments and enhancements of Yardi operating software.

Enforce spending and approval controls.

Support audits and reviews.

Leadership & Stakeholder Management

Lead and develop the finance and property accounting teams.

Partner with all areas of the business in providing financial support and insight.

Act as a key finance contact for internal staff, vendors and service providers, and external accountants.

Tax Compliance Support

Coordinate tax filings with external advisors.

Prepare schedules for income tax, HST.

Key Skills & Competencies

Technical & Industry Expertise

Strong knowledge of real estate accounting, lease structures.

Experience with project and development accounting.

Proficiency in Yardi Voyager property management systems.

Familiarity with corporate structures and complex legal entity relationships.

Analytical & Commercial Skills

High attention to detail with strong commercial acumen.

Ability to assess property performance and recommend value-enhancing strategies.

Leadership & Communication

Proven people management and cross-functional collaboration experience.

Ability to communicate complex financial information to non-finance stakeholders.

High integrity, professionalism, and accountability.

Qualifications & Experience

Bachelor’s degree in Finance, Accounting, or related field.

CPA qualification required.

5 years of finance experience, with significant real estate exposure.
