JLL is seeking a highly skilled and self-motivated individual for the role of Building Operator at a client site in St John's, NL.  As part of this dynamic position, you will be responsible for maintaining and operating mechanical, plumbing, and electrical equipment and systems as well general repairs and site maintenance and cleanliness. You will play a crucial role as the on-site representative of JLL in overall facility management and safety, including managing vendors, overseeing work orders, and building strong relationships with the client.

WHAT WE NEED FROM YOU :

  • Perform maintenance, repair, and operation of mechanical, plumbing, and electrical equipment and systems
  • Provide general overall FM services including continuous monitoring of facility, predictive maintenance, preventative maintenance, maintenance routines, equipment rounds, and service requests as directed
  • Conduct general facility maintenance tasks such as replacing lamps / ballasts, general repairs and other maintenance duties
  • Utilize the JLL Preventative Maintenance Program to perform maintenance tasks
  • Follow established work standards and practices to ensure a safe work environment
  • Perform emergency or preventative maintenance repairs during off-hours, including nights and weekends
  • Coordinate with vendors and contractors for installations, preventative maintenance, repairs, and construction / modifications, ensuring compliance with JLL safety procedures and guidelines
  • Maintains a clean, organized work area and adheres to Engineering Services Compliance Program
  • Foster teamwork and co-operation, promote performance excellence, and support success with the client
  • Respond to work orders in a timely manner, ensuring KPI compliance and delivering excellent customer service
  • Assist in vendor and service procurement as required
  • Support client relationship management and ensure compliance with the client contract and Key Performance Indicators

WHAT WE'RE LOOKING FOR :

  • Minimum of 4+ years of experience in Building Operations, a High School diploma, and ideally two years of trades schooling in electrical system design, refrigeration, or HVAC.
  • Excellent communication skills, including the ability to read, comprehend, and write correspondence and instructions
  • Basic mathematical skills with the ability to perform calculations and prepare energy savings models
  • Physical ability to perform the essential functions of the job, including walking, standing, reaching, climbing, lifting, and moving heavy objects
  • Strong problem-solving skills and the ability to work independently
  • Proficiency in operating hand and power tools, reading digital meters, and interpreting blueprints and schematics
  • Solid computer skills, including Microsoft Office and other standard software programs as asset.
