THE ROLE

A strategic finance business partner focused on development project modeling and financial analysis.

  • 50% Financial Modeling and Analysis
  • 30% Investor Reporting
  • 20% Operations Partnership

    • THE TASKS

    Financial Modeling & Analysis

  • Lead proforma modeling for pre-development projects
  • Create investment recommendations for senior management
  • Analyze different financing scenarios including CMHC programs
  • Calculate and validate IRR metrics for investment decisions

    • Investor Reporting

  • Prepare monthly and quarterly investor updates
  • Create comprehensive performance summaries and dashboards
  • Generate clear investment recommendation presentations

    • Operations Partnership

  • Partner with project managers on budget assumptions
  • Support construction financing processes
  • Build relationships with internal and external stakeholders

    THE OPPORTUNITY

    Join an industry-leading real estate development company as their Finance Manager, where you'll drive financial strategy across multiple development projects and investment portfolios. This role offers the chance to make significant impact on sustainable community development while working with a passionate team dedicated to transforming the real estate industry.

    By Month 1

  • Learned internal proforma modeling systems and processes
  • Built understanding of CMHC financing programs
  • Familiarized with Development Fund key milestones
  • Established relationships with project teams

    • By Month 3

  • Created first set of model updates for financing scenarios
  • Demonstrated basic understanding of IRR calculations and waterfall structures
  • Started building partnerships with project managers

    • By Month 6

  • Effectively contributed to getting projects within the fund commitment deadline
  • Established an immaculate record of model changes and assumptions
  • Created initial dashboards for key metrics
  • Built effective communication channels with project teams

    • By Month 12

  • Proactively manages the development phase modeling
  • Implementing clear documentation processes
  • Established strong relationships with stakeholders

    • THE SKILL SET

  • 5+ years of relevant finance or modeling experience.
  • Professional designation required, CFA, MBA, CPA.
  • Advanced Excel Skills.
  • Exposure to Real Estate or adjacent industry highly preferred.
