Job Description

CPP Investments has an exciting opportunity with our Real Estate Valuations Group, a team with representation in Toronto, London and Hong Kong, and responsibility for developing an independent view of fair value for the $50 billion global real estate portfolio. The valuations of our investments are the basis for key decisions made to manage the CPP Fund, including asset allocation, risk management and financial reporting.

The Analyst, Real Estate Valuations will be responsible for : supporting quarterly property and portfolio level valuations, reporting and analytics; building relationships and interacting with internal and external stakeholders; and, contributing to the ongoing evolution of our valuation oversight and processes. The position is based in our Toronto office and will have responsibility over a cross section of global markets and real estate sectors.

The ideal candidate has a keen interest in commercial real estate, with education and work experience providing an understanding of real estate valuations and market fundamentals. They are proficient in data management and analysis, and are inspired by innovation, growth, and change, and thrive in a culture that embraces technology and strives to be best in class.

Role-Specific Accountabilities :

  • Own the quarterly valuations and reporting deliverables for assigned portfolio(s)
  • Identify, review, and incorporate relevant partner reporting and property information
  • Research and integrate pertinent market activity, surveys, and commentary
  • Maintain complex dynamic valuation models using Argus Enterprise
  • Review and assess external appraisals, collaborating with appraisers and internal stakeholders
  • Challenge and test assumptions at the asset and portfolio levels, identifying material valuation movements and drivers
  • Report and defend findings to Valuations Group leadership, investment teams, and internal and external auditors
  • Maintain and support the enhancement of portfolio schedules, data bases, reporting and analytics
  • Develop insightful valuation analytics, identifying performance trends and correlations including use of creative visuals
  • Establish relationships and coordinate efforts across multiple CPP Investments’ global offices, partners, and functions
  • Support initiatives to evolve global processes and reporting
  • Other duties and / or projects as required
  • Qualifications

    Position Requirements :

  • Relevant undergraduate or advanced degree – Real Estate, Economics, Finance, Commerce
  • AACI, or equivalent international professional accreditation, awarded or actively in progress
  • Other professional designation such as a CFA, CPA an asset
  • 2+ years of commercial real estate experience in valuations, investments, or asset management
  • Familiarity with real estate valuation methodologies and practices; experience using Argus Enterprise
  • Strong financial and analytical skills
  • Advanced user of MS Office (Excel, Word, PowerPoint, Outlook), competent in maintaining and analyzing large data sets
  • Experience using business intelligence tools ( Tableau, Power BI, python)
