Summary

Technician III is responsible for operating the facility including, but not limited to mechanical and other supporting systems; performing structured inspections, preventative and corrective maintenance, and routine and on-demand services on facility mechanical equipment and other systems. The Technician III works in accordance with established processes and practices and complies with internal and external requirements including but not limited to environmental, health and safety, and fire protection.

Key Duties & Responsibilities

• Troubleshooting : Provides observations about facility, mechanical and electrical equipment, and system conditions and deficiencies; offers suggestions for enhancement and repair.
• Maintenance : Performs work in accordance with established processes and practices; complies with environmental, health and safety, fire protection requirements; conducts regular monitoring inspections, preventative and corrective maintenance to ensure facility uptime and asset integrity; responds to routine and on-demand service requests; conducts facility walkthroughs for mechanical, electrical, and other systems; operates facility systems; manages work order lifecycle from dispatch to completion; ensures quality and contract compliance; assists in implementing the preventative maintenance program and escalates deficiencies as needed.
• Client Relations : Assists in enhancing tenant and customer satisfaction and maintains positive relations through quality service delivery.
• Administration : Participates in facility-related projects; ensures compliance with policies and guidelines related to environmental, health and safety, and fire protection; maintains tools and arranges for repairs; submits expenditures timely; performs other duties as assigned.
