Description

As a Design Manager, you'll play a crucial role in managing design requirements for complex Design Build and P3 projects, overseeing the entire process from bid to execution. Working closely with the Project Director, Construction Manager, and Pre‑Construction Manager, you'll lead design management, schedules, and compliance, and contribute to the development of subcontract packages.

Essential Responsibilities

Participate actively in all phases of project pursuit including RFQ, RFP, and project execution.

Lead design development meetings with internal and external stakeholders throughout the RFP and execution phases.

Oversee and coordinate design development and technical components of a project, particularly for RFPs in design‑build or P3 delivery models.

Deliver pursuit drawings and specifications required to support accurate project estimating.

Develop and manage the Design Execution Plan and compliance logs during the RFP and design phases.

Lead the development and execution of the project's design QA / QC plan.

Provide input into the Risk Register and proactively manage design compliance and risk throughout the project lifecycle.

Manage and audit the work of external architects and design consultants on complex, integrated, and specialized projects.

Guide the identification and selection of design consultants, including negotiation of scope, terms, and conditions.

Manage consultant contracts, including certification of payments, change orders, and claims.

Identify design and engineering constraints, assess alternatives, and make proactive recommendations for cost‑effective solutions.

Identify project design and construction risks and opportunities, and implement strategies for risk reduction, value engineering, whole‑life costing, and mitigation.

Analyze root causes of design issues and update internal processes to improve QA / QC.

Provide subject matter expertise in interpreting contractual liabilities for project design.

Advise on buildability, value engineering, and appropriate scope inclusion in design fee agreements.

Collaborate with project stakeholders to plan, implement, and allocate resources throughout P3 and design‑build projects.

Define, monitor, and maintain design schedules and deliverables to meet project milestones.

Identify and manage opportunities and risks to positively impact schedule and financial targets.

Participate in bid analysis, negotiations, and subcontract awards.

Assist in change control management during design development and construction documentation phases.

Qualifications

10+ years' experience in the design management process, from inception to project handover on various large or complex projects.

Post‑secondary education in architecture / design and / or construction.

Experience leading design teams on large or complex Design Build and P3 projects.

Proficient in constructing various projects, with a focus on complex architectural structures, advanced systems, environmental considerations, etc., utilizing both Design‑Build and Public‑Private Partnership (PPP) approaches.

Strong understanding of building codes, CSA standards, LEED, and energy modelling.

Comprehensive knowledge of construction documents, drawings, specifications, costs, budgets, and current construction practices and methodology.

Proficient with MS Office and related design management tools.

Strong negotiation skills with an ability to influence, persuade, and guide teams toward consensus.

Demonstrated ability to manage multidisciplinary consultant teams and ensure optimal output and compliance.

Office / Site‑based position

Some travel may be required to project sites and / or office locations
