Our client within residential property management is seeking to hire a Head of Residential Operations. Reporting to the Managing Partners, the Head of Residential Operations will be fully responsible for the operations of a portfolio of multi-family properties located throughout the Province of Ontario. The role will lead a team of Property Managers, Leasing Specialists, Maintenance Managers and Superintendents, to ensure the properties are operated professionally, in compliance with relevant governing authorities, and in a cost conscience manner. Responsibilities : Hire, train and manage a team of Property Managers, Maintenance Managers and Superintendents Develop, implement, and monitor / improve operational systems and guidelines with a focus on sustainability, scalability and cost efficiency Tender for and manage the delivery of third-party services for the properties – ensure service providers fully adhere to the obligations of their contracts Fully realize revenue potential of the properties – minimize vacancy and maximize ancillary revenue sources Conduct regular inspections and audits of the properties to ensure that they are well-maintained and compliant to conditions set in place by relevant governing authorities Solve complex tenant issues and disputes, providing resolutions that minimize legal risk and costs Respond to and resolve on-property emergencies On-board new acquisitions and transition away divestitures to / from the operations platform Organize tours or arrange property access for investors, third-party consultants and service providers Collaborate with other organizational departments to ensure the successful execution of each property’s business plan (Investments, Development, Capital Projects, Leasing and Marketing, Residential Administration, Revenue Management, and Special Projects) Prepare and present comprehensive regular reporting to stakeholders Qualifications : Bachelor’s degree preferred Minimum 10 years experience in property management or relevant industry Ability to work collaboratively in a fast paced environment Strong communication and administration skills Proficiency with Microsoft Excel, Word and PowerPoint Knowledge of the Ontario Residential Tenancies Act is a requirement Must have a vehicle as travelling within the Province is a requirement Evening and weekend work hours, as needed TDS Personnel is an equal opportunity employer and is committed to providing employment in accordance with the Ontario Human Rights Code and the Accessibility for Ontarians with Disabilities Act.
