Mon Sheong Foundation (MSF) issues a response to certain media coverage deemed lacking in impartiality.

Regarding the future land development use of the Mon Sheong Markham Senior Care Campus, MSF issued a public statement on July 8, outlining the rationale and timeline for the application of amendment to the Minister’s Zoning Order (MZO). In September 2024, a request for the MZO Amendment was submitted to the Ministry of Municipal Affairs & Housing (MMAH), seeking to increase the building height and density on the site to allow for greater flexibility in future development plans.

On July 21, 2025, the amendment request was approved, allowing MSF to construct two 38-storey senior residential buildings at the site, including an indoor parking facility and amenities for residents. However, MSF reiterates that there are currently no plans to further develop the site. At this stage, the only plan is to demolish the existing indoor tennis court at 36 Apple Creek and convert the area to a surface parking lot.

Throughout the MZO application process, MSF has kept the City of Markham informed. All construction related aspects, including utilities such as water and electricity, transportation, fire safety, construction, and related supporting infrastructure, will require the City’s approval.

MSF’s key focus is to bring the current projects to fruition :

a. Mon Sheong Dr. Paul Woo Long-Term Care Centre (224 beds) in Stouffville, expected to begin operations in August 2025;

b. Mon Sheong Markham Long-Term Care Centre (320 beds) and Markham Buttonville Mon Sheong Court (337 units), expected to be completed next spring; and

c. A new Long-Term Care Centre in Richmond Hill (288 beds) on Vogell Road, under planning.

MSF understands the concerns of some buyers of Markham Buttonville Mon Sheong Court, and has arranged a meeting with the group for more effective and direct communications
