This is an excellent opportunity for an accomplished building operations professional to join a highly respected, vertically integrated real estate organization with an extensive portfolio and more than 70 years of experience in the Greater Toronto Area.

The successful candidate will provide technical expertise and operational leadership across the condominium portfolio, ensuring building systems are maintained to the highest standards while developing and implementing standardized operating procedures and preventative maintenance programs.

Working closely with senior leadership, Property Managers, building staff, and external contractors, this position offers the opportunity to make a meaningful impact on the long-term operational performance of a growing portfolio of high-quality residential properties.

The Role

Reporting directly to the Vice President, Condominium Operations, the Building Operations Supervisor will provide technical oversight and support for the operation, maintenance, and performance of mechanical, electrical, HVAC, plumbing, building automation, and life safety systems across an assigned condominium portfolio.

Based at the company’s North York head office, the successful candidate will regularly visit properties throughout Toronto and Vaughan, working closely with on-site Property Management teams, Building Superintendents, consultants, and external contractors.

A key focus of this position will be establishing standardized operating procedures, implementing effective preventative maintenance programs, and supporting the operational transition of newly constructed condominium developments into the property management portfolio.

This is a highly collaborative, technically focused position requiring strong building systems knowledge, sound judgment, and the ability to support multiple properties and stakeholders.

Key Responsibilities

  • Provide technical expertise and operational support across a portfolio of high-rise residential condominium properties.
  • Develop, implement, and maintain standardized operating procedures for building systems, equipment, and maintenance activities.
  • Review and organize technical documentation, equipment specifications, and operating manuals for newly constructed condominium developments.
  • Oversee preventative maintenance programs for HVAC, mechanical, electrical, plumbing, building automation, and fire and life safety systems.
  • Conduct regular property inspections to ensure building staff and external contractors adhere to established operating procedures and maintenance standards.
  • Work closely with Building Superintendents and Property Managers to support effective building operations and resolve technical challenges.
  • Review contractor maintenance programs, service agreements, and technical recommendations to ensure building systems are properly maintained.
  • Liaise with consultants, contractors, and service providers to coordinate maintenance activities, equipment servicing, and technical repairs.
  • Support Property Managers with obtaining contractor quotations, reviewing maintenance requirements, and preparing operating budgets.
  • Participate in the operational onboarding of newly completed condominium developments, ensuring building systems, documentation, and maintenance procedures are properly established.
  • Provide technical guidance during building emergencies, including flooding, fire alarms, equipment failures, and other operational incidents.
  • Ensure compliance with applicable building codes, fire and life safety regulations, health and safety requirements, and industry standards.
  • Collaborate with senior leadership and Property Management teams to identify opportunities to improve operational efficiency, building performance, and preventative maintenance practices.

What We’re Looking For

  • 7+ years of progressive experience in building operations, maintenance, or technical facilities management, preferably within high-rise residential or condominium properties.
  • Strong hands-on technical knowledge of mechanical, electrical, HVAC, plumbing, building automation, and fire and life safety systems.
  • Demonstrated experience with boilers, chillers, pumps, motors, elevators, emergency generators, and digital building control systems.
  • Strong understanding of domestic water systems, heating and cooling systems, sprinkler systems, and associated building infrastructure.
  • Experience developing or implementing preventative maintenance programs and standardized operating procedures.
  • Ability to review technical documentation, equipment specifications, service contracts, and maintenance recommendations.
  • Working knowledge of Ontario Building Code, Fire Code, Electrical Code, TSSA requirements, and applicable health and safety regulations.
  • Experience coordinating contractors, consultants, and external service providers.
  • Strong communication and relationship-management skills, with the ability to provide technical guidance to Property Managers and building staff.
  • Excellent organizational skills and the ability to manage multiple properties, priorities, and operational requirements.
  • Completion of Building Environmental Systems I (BES I) or comparable technical training.
  • Relevant post-secondary diploma or degree in building operations, mechanical systems, engineering technology, or a related discipline.
