Responsibilities

Strategic Operations & Compliance

• Regulatory Oversight : Ensuring full compliance with the Residential Tenancies Act (RTA) or commercial lease laws, fire codes, and local municipal bylaws.
• Risk Management : Developing and implementing property-wide safety protocols, emergency response plans, and overseeing insurance requirements.

Asset & Financial Management

• Budget Ownership : Developing, managing, and reporting on annual operating (OPEX) and capital (CAPEX) budgets.
• Financial Performance : Analyzing monthly financial statements, managing significant accounts receivable, and implementing strategies to optimize Net Operating Income (NOI).

Stakeholder & Vendor Relations

• Strategic Liaison : Acting as the primary point of contact for property owners, boards of directors, and handling high-level tenant escalations.
• Contractual Negotiation : Sourcing, vetting, and managing large-scale service contracts and capital improvement projects with third-party vendors.

Project & Facility Leadership

• Capital Projects : Overseeing major building renovations, structural repairs, and mechanical upgrades from the tendering process to completion.
• Performance Monitoring : Implementing comprehensive preventative maintenance programs to ensure long-term asset preservation and operational efficiency.

Qualifications

• Minimum of 3–5 years of experience in Property Management (Residential or Commercial) with a proven track record of managing a portfolio independently.
• Communication Skills : Excellent verbal and written communication skills for professional correspondence with property owners, boards, and tenants.
• Legal Knowledge : Thorough understanding of the Residential Tenancies Act (RTA), Building Codes, and Health & Safety regulations.
• Problem Solving : Ability to manage high-pressure situations, emergency responses, and complex tenant-landlord disputes with a solutions-oriented mindset.
