Job description

Be a part of one of Canada’s top construction companies, with successful growth each year. Our client is an established construction company in the commercial and multi-family residential sectors. They are currently looking for a highly skilled, caring, and safety focused individual for their Team. Reporting to the Construction Manager, the Project Manager will work directly with clients and various departments within the company to ensure a project is delivered on time and within budget. The Project Manager is responsible for leading project teams for one or more projects while managing all aspects of the project life cycle ensuring required performance deliverables of quality, cost, and schedules are achieved. This opportunity is located in the Greater Toronto Area.

Responsibilities

Project Planning :

  • Responsible for all aspects of the project.
  • Develop comprehensive project plans outlining scope, objectives, timelines, and resource requirements.
  • Identify project risks and develop mitigation strategies.
  • Create and manage project budgets, ensuring efficient allocation of resources.
  • Responsible for establishing and maintaining excellent relationships with owners, architects, consultants, trades & public, while promoting services and ensuring client satisfaction.
  • Ensure compliance with Health and Safety Program, provide key leadership, set examples, and ensure safety minutes are provided.
  • Ensure compliance with Policy & Procedures Manual.
  • Supervise, mentor, coach, and train project personnel.
  • Demonstrate a thorough understanding of the terms of contract documents.
  • Ensure that all permits, insurance, and bonding are in place.
  • Assist in the tendering and award of trade contracts.
  • Convene pre-construction meeting.
  • Team Coordination :

  • Assemble project teams, including, including architects, engineers, contractors, and subcontractors.
  • Delegate tasks and responsibilities to team members, ensuring clear communication of project goals and expectations.
  • Foster collaboration and communication among team members to ensure smooth project execution.
  • Manage and resolve contractual and technical issues with consultants and trades.
  • Construction Oversight :

  • Monitor construction activities to ensure they are on schedule and in compliance with design specifications, quality standards, and safety regulations.
  • Conduct regular site visits to assess progress, address issues, and provide guidance to the project team.
  • Coordinate with subcontractors and vendors to ensure timely delivery of materials and services.
  • Process shop drawings / samples.
  • Ensures submittal log and RFI logs are prepared and implemented.
  • Conduct regular site reviews and meetings; ensure that minutes are distributed accordingly.
  • Deal with all day-to-day correspondence and ensure that the job site receives all correspondence in a timely manner.
  • Budget & Cost Management :

  • Develop and manage project budget, tracking expenses, and ensuring cost control measures are in place.
  • Review and approve project related expenses, invoices, and change orders.
  • Identify potential cost saving opportunities without compromising project quality.
  • Manage the Change Order process.
  • Manage cash allowances.
  • Manage and resolve contractual and technical issues with consultants and trades.
  • Prepare and present monthly Project Cost Reports
  • Prepare a cash-flow and update it as required.
  • Prepare monthly progress billings and monitor receipt of payment certificates.
  • Review and authorize sub-trade and material payments and ensure accurate cost coding.
  • Ensure that sub-trade / supplier’s accounts are reconciled.
  • Risk Management :

  • Identify potential project risks and develop strategies to mitigate them.
  • Implement proactive measures to address unforeseen challenges that may arise during the construction process.
  • Maintain a comprehensive understanding of local regulations, building codes, and safety standards.
  • Communication & Reporting :

  • Provide regular updates to stakeholders, including clients, senior management, and relevant regulatory authorities.
  • Generate detailed progress reports, including financial summaries, timelines, and project milestones.
  • Quality Control :

  • Ensure construction work meets established quality standards and adheres to approved design plans.
  • Implement and enforce quality control procedures and inspections to prevent defects and deviations.
  • Qualifications

  • Engineering degree (Civil / Construction / Architectural) or technical college diploma in Construction Management or equivalent combination of technical training and / or related experience.
  • Minimum 10 years of experience in the ICI construction industry.
  • Thorough knowledge of all aspects of construction, estimating, budgeting, scheduling, cost control, contract administration, technology, equipment, means and methods and general industry practices.
  • Strong understanding and adherence to safety standards.
  • Gold Seal Certified an asset.
  • LEED Accredited an asset.
  • Net Zero, WELL and Passive House an asset.
  • Computer literate, including proficiency with Microsoft Office Suite, including Microsoft Project
  • Suretrak, Primavera P3 or P6 an asset
  • Axis Accounting Software an asset
  • Procore and BIM software knowledge an asset
